Position Overview:

The BIM Manager is responsible for defining, governing, and delivering BIM and Digital Twin outcomes that support long-term ownership, operations, and asset lifecycle management. This role represents the Owner’s interests across capital projects and ensures that all digital deliverables are accurate, usable, standardized, and aligned with operational systems and processes.

The BIM Manager leads BIM and Digital Twin requirements from project initiation through handover and into operations, ensuring that design and construction teams deliver models and data that provide real operational value, not just project compliance.

Position Responsibilities:

  • Establish and maintain owner BIM and Digital Twin standards, policies, and requirements.
  • Define Owner Information Requirements (OIR) and Asset Information Requirements (AIR).
  • Ensure BIM and Digital Twin deliverables align with long-term operational and maintenance needs.
  • Act as the owner’s authority for BIM and Digital Twin decision-making.
  • Define BIM and Digital Twin requirements within contracts, RFPs, and scopes of work.
  • Review and approve BIM Execution Plans (BEPs) submitted by designers and contractors.
  • Monitor consultant and contractor compliance with owner BIM standards.
  • Ensure digital deliverables are aligned with project milestones and handover requirements.
  • Advocate for model-based decision-making throughout design and construction.
  • Lead delivery of as-built BIM models suitable for Digital Twin use.
  • Ensure Digital Twin models accurately represent:
    • Physical assets and systems
    • Asset hierarchies and metadata
    • Spatial, system, and operational relationships
  • Oversee integration of BIM/Digital Twin data with:
    • CMMS / EAM systems
    • IWMS / FM platforms
    • BMS and IoT data sources
  • Support use of Digital Twins for:
    • Operations and maintenance
    • Asset performance monitoring
    • Scenario planning and optimization
    • Capital planning and renewals
  • Review design, construction, and as-built models for:
    • Accuracy
    • Completeness
    • Compliance with owner standards
  • Oversee clash detection and model coordination outcomes (owner-side review).
  • Manage federated models and ensure version control.
  • Enforce use of Common Data Environments (CDEs).
  • Ensure alignment with industry standards (e.g., ISO 19650, IFC, COBie).
  • Promote open, interoperable data formats.
  • Ensure digital assets are future-proofed and not vendor-locked.
  • Collaborate with IT and cybersecurity teams on data governance and access controls.
  • Collaborate closely with Facilities, Maintenance, and Asset Management teams.
  • Translate operational needs into digital requirements.
  • Support adoption of Digital Twin tools by operational users.
  • Ensure digital assets are practical, usable, and trusted by end users.
  • Evaluate BIM, Digital Twin, and asset information platforms from an owner perspective.
  • Support roadmap development for Digital Twin maturity.
  • Identify opportunities to improve operational efficiency through digital delivery.
  • Stay current on industry trends, best practices, and emerging technologies.

Basic Qualifications:

  • Bachelor’s degree in engineering, Architecture, Construction Management, Facilities Management, or related field (Equivalent experience considered).
  • 7–12+ years of experience in BIM, digital delivery, or asset information management.
  • Experience working on the owner/operator side or directly supporting owners.
  • Proven experience managing BIM deliverables for capital project handover.
  • Experience supporting or implementing Digital Twin initiatives for operations.
  • Strong understanding of BIM authoring and coordination tools (e.g., Revit, Navisworks).
  • Experience with Digital Twin platforms or asset-centric data models.
  • Knowledge of CMMS, EAM, or IWMS integration requirements.
  • Familiarity with ISO 19650, IFC, COBie, and owner BIM standards.
  • Experience with CDEs and data governance processes.

Desired Qualities:

  • Experience in facilities operations, maintenance, or asset management.
  • Experience defining Owner Information Requirements (OIR).
  • Certification in BIM, Digital Delivery, or Asset Management.
  • Experience with IoT-enabled Digital Twin solutions.
  • Strong understanding of lifecycle cost, asset performance, and operational KPIs.
