ANNOUNCEMENT OF POSITION VACANCY

SUMMARY: Under the supervision of the Assistant Director, Real Estate & Facilities, this position is responsible for ensuring proper maintenance of "The Current" is run smoothly and is executed correctly. Responsible for supervision of staff and ensuring timely completion of tasks.

SOME OF THE THINGS THAT YOU WILL GET TO DO (this is only a small sampling of work variety):

The incumbent performs routine preventive maintenance and non-technical repairs related to the upkeep and operation of all listed properties. They are available for emergency on-call status and respond to emergency call-ins for all buildings and equipment belonging to the Enterprises. The incumbent also assists maintenance technicians in performing their duties related to the completion of technical tasks at locations of the Enterprises.

Repairs involve the following trades:

  • Direct supervision of maintenance technicians, custodial and support staff.
  • Interact and represent the Enterprises with outside service contractors and vendors.
  • Keeps manager informed of all expenditures and major capital replacement/repairs.
  • Maintain computer work order, inventory and preventative maintenance systems.
  • In consultation with manager, perform safety inspections and resolve safety related issues.
  • Responsible for ordering and maintenance of inventory of needed supplies and repair parts.
  • Independently performs general preventative and repair tasks related to the upkeep and the operation of Enterprises' buildings.
  • Assembles, installs, repairs, replaces, inspects, troubleshoots, modifies and adjusts all types of plumbing, electrical and light fixtures and equipment, appliances, HVAC equip. machinery, telephone and cable systems and all equipment related to Enterprises Operations.
  • Assembles, installs, repairs, replaces, modifies and adjusts all types of cabinets, drawers, counter tops, furniture, windows, blinds, screens, doors and locks.
  • Performs roof repair, installation of drywall, plaster, concrete, asphalt, tile, linoleum and carpet.
  • Initiates and completes work orders, maintains logs, reports breakdowns, suggests repairs.
  • Create, interpret, and enforce requirements in contracts and other legal documents, and service agreements

Evaluate the performance of subordinate staff

  • Ability to adhere to a regular work schedule, which may include evenings and weekends.

MINIMUM QUALIFICATIONS:

  • Technical, specialized or business school education is desired (AA Degree); two to four years related experience and/or training; or equivalent combination of education and experience.
  • Should have a good working knowledge of all hand and power tools.
  • Experience with building maintenance and facilities experience, preferably within an apartment complex.
  • Ability to provide good customer service and respond positively to customers
  • Ability to interpret and apply policies and procedures to variety of situations.
  • Ability to be resourceful and to take initiative.
  • Ability to work cooperatively in a multi-ethnic environment.
  • Flexibility to adjust to changing schedules; open to new ideas and adaptable to changing technology.
  • Strong writing skills.
  • Must be able to work with a sense of urgency and maintain ongoing project deadlines.
  • Ability to work safely from ladders of various heights.
  • Must have ability to drive company truck/van.
  • Must understand the Mission, Vision and Values of the organization and lead based on those concepts.

SUPERVISORY RESPONSIBILITIES: This position supervises maintenance, custodial and support staff. Responsible for hiring, training and evaluation of staff.
