Job Summary

The Project Manager oversees and manages construction projects from start to finish. They coordinate all aspects of the construction process, including planning, budgeting, scheduling, and resource allocation. The Project Manager leads the project team, collaborates with stakeholders, and ensures project success by monitoring progress, addressing risks, and maintaining client satisfaction. With their expertise and strong leadership, the project manager helps to deliver projects on time, within budget, and to the highest quality standards.


Key Responsibilities

  • Responsible for the day to day management processes of project(s)
  • Participates and leads the Project Controls during pre-construction and construction efforts as charged by the SPM, included but not limited to:
    • Estimating - Hard bid, Change, Long Form to Presentation
    • Scheduling - Master Schedule, Updates, Recovery, Look Ahead Coordination
    • Procurement - Assists in Subcontracts, Agreements, Buy-out Process, Long Lead Issues.
    • Budgeting - Budget Creation
    • Financial Management - Create Gain Loss, Forecasts, Billings, Cash Flow Management.
    • Close Out - Processes, Commissioning
    • Ensure all deliverables (PayApps, GL, Reports, etc...) are turned in on time
  • Coordination and communication with all project stakeholders in relation to Project Controls
  • Management of the Subcontracts - Draft Scopes, Assist in Selection, Manage Buy Out Log
  • Management of the Submittal Process - Review, Stamp, Send
  • Management of the RFI Processes - Write RFIs
  • Management of the Schedule Processes - Create and Update Master Schedule
  • Management of Change Proposals / Change Management Process - Create and Send
  • Management of the budget, including financial projections and budget adjustments
  • Leads Project Meetings and publishes agendas and minutes
  • Publishes project specific deliverables to owner (weekly/monthly reporting)
  • Participates and supports all HSE efforts for compliance
  • Participates and supports the Quality Management Process
  • Supports Marketing efforts by cultivating new and existing clients
  • Supports and promotes cohesion within the project team and company
  • Supports, is involved and promotes professional associations (ABC, NAIOP, ULI, etc..)
  • Supports and promotes professional development of self and team
  • Expected to oversee multiple projects simultaneously (unless managing on-site)
  • Learn the ability to negotiate and resolve conflict in the company/projects best interest
  • Give support to Assistant Project Manager as needed
  • Continues to exhibit, Hungry, Humble and Smart Attributes

Qualifications

  • Bachelor's degree in Construction Management, Civil Engineering, or related field
  • 10+ years of experience in general contracting or construction project management
  • Strong understanding of construction methods, scheduling, budgeting, and subcontractor management
  • Proficiency in Procore, MS Project, and Microsoft Office Suite
  • Excellent leadership, negotiation, and problem-solving skills
  • Ability to interpret drawings, specs, and contracts
  • OSHA 30 certification (required or obtained within first 6 months)
