Job description

Summary

We are representing an established multifamily builder seeking a Director of Preconstruction / Senior Estimator to join its Southern California team. This position will take ownership of estimating and preconstruction for large-scale multifamily developments from early conceptual budgeting through GMP and project turnover.

The ideal candidate brings a strong multifamily estimating background and can lead budgets, subcontractor pricing, value engineering, and cost strategy while working closely with construction and project leadership.

Key Responsibilities

  • Lead preconstruction and estimating from conceptual design through GMP and project handoff
  • Develop conceptual, schematic, design development, and final construction estimates
  • Perform and oversee quantity takeoffs, cost analysis, and detailed project budgets
  • Develop bid packages and scopes of work for subcontractors and vendors
  • Solicit, level, and negotiate subcontractor proposals
  • Lead value engineering and identify cost-saving opportunities throughout design
  • Review drawings and specifications for constructability, scope gaps, and cost exposure
  • Track market pricing, escalation, procurement, and overall project cost risk
  • Maintain historical cost data and improve estimating standards and processes
  • Partner with project leadership throughout preconstruction and transition into construction

Requirements

  • 10+ years of estimating and/or preconstruction experience
  • Strong multifamily construction experience required
  • Podium and Type III/V construction experience strongly preferred
  • Experience developing conceptual, schematic, design development, and GMP estimates
  • Strong subcontractor bidding, scope development, bid leveling, and negotiation experience
  • Advanced understanding of construction costs, value engineering, and constructability
  • Proficiency with Bluebeam, Excel, and construction estimating software
  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred
