  • Ability to provide hands-on maintenance support and assist with supervising maintenance team performance


FULL DESCRIPTION: We are seeking a Maintenance Supervisor to support maintenance operations for a residential community. This temp-to-hire role is responsible for assisting with maintenance work, make-ready assignments, unit inspections, work order completion, inventory, warranties, vendor work, resident service requests, and supervision of maintenance team performance. The ideal candidate will have property management or real estate maintenance experience, hands-on knowledge of plumbing, electrical, appliances, HVAC, and general maintenance, strong customer service skills, and the ability to support a high-quality living experience for residents.

The selected candidate will be responsible for:

  • Assisting with maintenance operations throughout the community
  • Completing make-ready assignments with the assistance of Maintenance Technicians
  • Supporting lawn and plant care, HVAC, appliances, plumbing, painting, carpentry, electrical work, sewage, trash removal, exterior lighting, gas meters, golf cart maintenance, lock and key maintenance, pest control, safety procedures, and general maintenance
  • Inspecting living units at move-ins and move-outs
  • Scheduling and performing refurbishing of vacated units to help minimize loss of rent
  • Inspecting work performed by service team members to assess effectiveness and identify corrective action needs
  • Inspecting work performed by contractors, vendors, and service providers to verify quality, scope, materials, and specifications
  • Assisting with monthly inventory of appliances and parts
  • Helping maintain adequate inventory of spare parts, equipment, and maintenance materials
  • Working with management to order supplies and tools while staying within budgetary guidelines
  • Ensuring warranties are completed in a timely manner
  • Maintaining records of repairs and inspections performed on equipment
  • Providing respectful and professional customer service to residents and team members
  • Answering questions from residents and team members as needed
  • Responding sensitively to maintenance service complaints
  • Assigning work orders with efficiency and urgency
  • Following up on unresolved customer service issues to ensure resolution
  • Prioritizing and managing daily workload to complete work orders and assignments on time
  • Communicating property needs and conditions to the Maintenance Manager in a timely manner
  • Assisting with supervision of job performance for community maintenance associates
  • Conducting property business according to company policy and applicable laws and regulations
  • Performing other duties as needed to support residents, the property, and maintenance operations

The selected candidate will also possess:

  • 3 to 5+ years of maintenance experience required
  • Property management or real estate maintenance experience preferred
  • High school diploma or GED required
  • Trade or technical school certificate or diploma preferred
  • General knowledge of plumbing, electrical, appliances, HVAC, and general maintenance required
  • Knowledge of painting, carpentry, sewage, trash removal, exterior lighting, gas meters, lock and key maintenance, pest control, and safety procedures preferred
  • Ability to perform professional-level maintenance services
  • Ability to use simple tools, including paint brushes, rollers, spray equipment, ladders, solvents, cleaners, tape, and coverings
  • Ability to use power tools, including snakes, electrical test devices, grinders, and drills
  • Ability to communicate, give, and follow verbal directions
  • Ability to read and process written directions
  • Ability to understand SDS information
  • Ability to prepare work orders using computerized systems
  • Ability to prepare written comments on completed work and directions for staff and residents
  • Ability to read and understand budgets, maintain expenses, and perform calculations involving percentages, square footage, and volume
  • Ability to develop estimates of time and costs for materials needed
  • Ability to establish and adjust priorities
  • Ability to maintain timelines for completed work
  • Ability to interact appropriately with residents and staff while providing leadership

Physical Requirements:

  • Ability to stand, walk, bend, reach, stoop, kneel, climb, lift, carry, push, pull, and move throughout residential community, maintenance, office, and outdoor areas as needed
  • Ability to perform hands-on maintenance work involving plumbing, electrical, appliances, HVAC, painting, carpentry, exterior lighting, locks, keys, and general repairs
  • Ability to use hands and fingers for tools, equipment, work orders, documentation, inspections, inventory, and standard maintenance tasks
  • Ability to operate simple tools, power tools, maintenance equipment, and related materials safely
  • Ability to inspect units, common areas, equipment, vendor work, completed repairs, and maintenance materials
  • Ability to read work orders, written directions, SDS information, repair records, inventory information, and computer screens as needed
  • Ability to occasionally lift, carry, or move tools, parts, appliances, materials, equipment, supplies, and standard maintenance items as needed
  • Ability to work indoors and outdoors in a residential property maintenance environment
  • Ability to wear required PPE and follow all safety procedures
  • Ability to maintain professionalism, accuracy, and attention to detail while supporting residents, team members, and maintenance operations
