POSITION OVERVIEW
As a Commercial Escrow Officer, you will play a key role in facilitating and closing complex commercial real estate transactions. You'll work closely with a team of experienced title professionals and underwriters, leveraging their decades of combined industry knowledge to ensure smooth, compliant, and timely closings. Your expertise and attention to detail will be essential in navigating the unique challenges and intricacies of commercial transactions while delivering exceptional service to clients and stakeholders.
LOCATION
  • Office-based in Franklin, TN and Louisville, KY with dedicated parking and an exceptional team environment.
  • Occasional overtime may be required to meet transaction deadlines.

DUTIES & RESPONSIBILITIES
  • Manage and process escrow transactions in accordance with instructions from real estate agents, brokers, attorneys, lenders, and other parties involved in the transaction.
  • Ensure full compliance with all terms outlined in the Purchase and Sale Agreement, lender instructions, title underwriting guidelines, and company procedures.
  • Review and address all matters listed in the Preliminary Title Commitment, including lien payoffs, Deeds of Trust, and any title-related issues such as probates, divorces, or land use classifications.
  • Prepare all necessary documentation required to close the transaction accurately and in a timely manner.
  • Coordinate and conduct signing appointments with buyers and sellers, ensuring all parties understand and complete the required paperwork.
  • Ensure timely and accurate disbursement of funds at closing in accordance with transaction requirements and company policies.

MINIMUM REQUIREMENTS
  • High school diploma or equivalent (GED) required.
  • Minimum of 3 years of experience in financial services, preferably within title and escrow operations.
  • Solid understanding of industry-standard practices, concepts, and procedures in the title/escrow field.
  • Proficient in Microsoft Office Suite and comfortable working with various computer applications and title production software.
