Description

We are seeking a highly experienced Senior Project Manager to lead land and site development projects throughout Georgia. This role is responsible for managing all phases of project delivery-from due diligence and entitlement through design, permitting, and construction support-while maintaining strong client relationships and ensuring successful project outcomes.

The ideal candidate will bring in-depth knowledge of Georgia development regulations, strong leadership skills, and experience managing complex commercial, residential, and mixed-use projects.


Key ResponsibilitiesProject Management & Delivery
  • Lead and manage multiple land and site development projects simultaneously
  • Oversee project scope, schedules, budgets, and quality assurance
  • Direct multidisciplinary teams including civil engineers, planners, landscape architects, and subconsultants
  • Ensure timely and cost-effective project delivery aligned with client and company expectations
Technical Oversight
  • Provide senior-level guidance on site design, grading, drainage, stormwater management, utility design, and erosion control
  • Review engineering plans, reports, and specifications for accuracy and compliance
  • Ensure designs meet local, state, and federal regulations, including Georgia EPD and municipal requirements
Permitting & Entitlements
  • Manage zoning, permitting, and entitlement processes across various Georgia jurisdictions
  • Coordinate with local agencies, counties, and municipalities to secure necessary approvals
  • Navigate Georgia-specific environmental and land disturbance permitting processes (e.g., NPDES, LDP approvals)
Client & Stakeholder Management
  • Serve as primary client contact and trusted advisor
  • Build and maintain strong relationships with developers, municipalities, and regulatory agencies
  • Lead project meetings, presentations, and public hearings as needed
Financial & Risk Management
  • Develop and manage project budgets, forecasts, and resource plans
  • Monitor project financial performance and profitability
  • Identify project risks and implement mitigation strategies
  • Manage contracts, scope changes, and invoicing
Business Development
  • Support proposal preparation, fee development, and scope definition
  • Participate in client interviews and pursuit strategies
  • Identify and cultivate new business opportunities within the Georgia market

Requirements

  • Bachelor's degree in Civil Engineering or related field
  • Licensed Professional Engineer (PE) in Georgia (or ability to obtain within 6 months)
  • 10+ years of experience in land and site development engineering
  • 5+ years of project management experience
  • Strong knowledge of grading, drainage, utilities, stormwater management, and site design
  • Experience with Georgia regulatory frameworks (EPD, local jurisdictions, NPDES permitting)
  • Proven track record managing multiple projects and teams
