Job description

Job Summary:
Oversee and manage all aspects of maintenance operations at a new, lease-up multifamily property, ensuring optimal functioning of building systems, grounds, and service requests. Play a key role in the initial setup and long-term upkeep of the community by developing maintenance procedures, vendor relationships, and preventative programs from the ground up.

Summary of Duties and Responsibilities:

• Lead and train all maintenance, housekeeping/custodial, and grounds personnel
• Create and implement a maintenance plan tailored to a new property, including system startups, warranties, and vendor coordination
• Supervise and schedule all in-house and contracted work to align with lease-up timelines
• Ensure compliance with OSHA and company safety standards at all times
• Provide rapid response to service requests with a 24-hour or less turnaround time
• Establish and manage a preventative maintenance program across all major systems (HVAC, plumbing, electrical, etc.)
• Track and document equipment, appliance, and finish replacements (carpet, vinyl, condensing units, etc.) using a replacement log system
• Maintain MSDS sheets and ensure safety protocols are communicated and followed
• Maintain all property-owned vehicles and equipment (golf carts, tractors, maintenance tools)
• Serve as point of contact with general contractors and construction teams during the final build-out and handover process
• Conduct property walks and inspections to identify potential punch list or warranty issues
• Collaborate with the Property Manager to prioritize service orders during high-volume lease-up
• Develop relationships with reliable vendors and establish service agreements for long-term maintenance support
• Analyze and resolve work-related problems or assist technicians in troubleshooting issues during the initial occupancy phase

Qualifications:

• High school diploma or equivalent required; technical training preferred
• EPA Certification required
• CPO Certification required (or ability to obtain within 90 days)
• Prior experience in new construction or lease-up multifamily communities preferred
• Strong organizational skills and the ability to set up processes and procedures from scratch
• Ability to lift or move up to 75 lbs. and work in physically demanding conditions
• Working knowledge of HVAC, electrical, plumbing, carpentry, and appliance repair
• Certified Apartment Maintenance Technician (CAMT) strongly preferred
• Experience with property management software and mobile work order systems a plus
• Must be available for after-hours emergencies and weekend on-call rotation
