Job description

Role Summary

The Project Manager is responsible for overseeing project execution from award through close‑out. This role ensures profit performance, schedule alignment, cost management, procurement accuracy, and proper change control. The Project Manager leads day‑to‑day coordination with subcontractors, clients, vendors, and internal teams, ensuring projects are delivered according to KCS standards of quality, communication, professionalism, and accountability.

Core Responsibilities

Project Profit

  • Monitors project financial performance and updates cost projections regularly.
  • Identifies risks and opportunities affecting profitability and communicates them promptly.
  • Ensures all billing, cost tracking, and reporting align with budget expectations.

Contract Schedule

  • Develops, maintains, and updates project schedules to reflect actual progress.
  • Coordinates with subcontractors to ensure milestone compliance and schedule accuracy.
  • Communicates delays, impacts, and recovery strategies to stakeholders.

Cost Commitment & Allocation

  • Manages project commitments, purchase orders, and cost allocation throughout the project.
  • Ensures accurate cost coding and financial documentation for reporting.
  • Collaborates with accounting and PM leadership to validate commitments and projections.

Procurement

  • Coordinates procurement of materials, equipment, and subcontractor services.
  • Ensures buyout aligns with project budget, schedule, and scope.
  • Tracks delivery timelines and verifies accuracy of procured items.

Change Order Creation

  • Develops change orders with clear scope, pricing, and supporting documentation.
  • Tracks pending and approved change events to maintain financial accuracy.
  • Communicates change impacts to clients, subcontractors, and internal teams.

  • Strong understanding of job cost management, contract administration, subcontractor coordination, scheduling, and change management with the ability to protect project margin and control risk.
  • Proven ability to manage multiple project scopes while maintaining quality, safety, schedule performance, and client communication standards.
  • Professional, organized, and decisive with strong communication skills and the ability to collaborate effectively with Superintendents, Estimating, Project Development, and executive leadership.

Starting pay begins at $30 per hour, with compensation adjusted based on experience, skill level, and proven performance.
