Job description

Under the general direction and supervision of a Facilities Supervisor and/or Facilities Manager, administers blanket purchase order maintenance and repair contracts, assists or performs construction or maintenance project management duties on various small projects. Plans, monitors, schedules, coordinates and the work of contractors carrying out renovation, repair or preventive maintenance projects and performs related duties as required. This position requires the incumbent to be issued a procurement card and necessitates adherence to all associated policies and procedures governing use of the card.
Note: The position location and work schedule can be altered or changed at any given time due to business necessity and continuity of operations. A flexible working schedule is required as well as call-back and on-call.

Employment Standards

MINIMUM QUALIFICATIONS:
Any combination of education, experience, and training equivalent to the following:  (Click on the aforementioned link to learn how Fairfax County interprets equivalencies for “Any combination, experience, and training equivalent to”)
Graduation from a four-year college or university with a bachelor's degree in Civil Engineering, Landscape Architecture, Environmental or Life Sciences, Construction Management, Business Administration, Facilities Management or related; Plus, one year of experience in construction, building maintenance projects, code enforcement or inspection work, depending on the assigned program area.
BRIDGE CLASS EMPLOYMENT STANDARDS :
Five years of increasingly complex supervision, inspection or contract oversight experience in construction, maintenance or a related technical area. This class can serve as a bridge class enabling individuals who do not meet the educational or professional experience standards listed above to qualify for this class by possessing five years of increasingly complex experience in the area of building inspections, trades/maintenance/construction supervision or construction and maintenance contract oversight or supervision. The purpose of this bridge class is to promote upward mobility within the Fairfax County workforce from the trade's supervision, paraprofessional technical, inspection and related fields to professional level project management work.
CERTIFICATES AND LICENSES REQUIRED :
Valid driver's license
NECESSARY SPECIAL REQUIREMENTS:
The appointee to this position will be required to complete a criminal background check and driving record check to the satisfaction of the employer.
PREFERRED QUALIFICATIONS:

  • Three years of experience managing commercial building maintenance projects as an assistant project manager or as a Superintendent.
  • Three years of experience with technical knowledge of the operation and maintenance of commercial building critical building systems (mechanical, electrical, plumbing, life safety and building envelope).
  • Three years of experience developing and managing commercial building electrical, plumbing, HVAC, life safety, elevator, and building envelope contracts and associated documents and documentation.
  • Three years of experience managing commercial building critical sub-system maintenance contractors and contracts.
  • Demonstrated strong familiarity, experience, and technical knowledge of commercial building electrical, life safety, envelope, plumbing, conveying and associated trades and systems with oversight of maintenance projects and contracted maintenance programs in low-rise, mid-rise, and high-rise buildings.
  • Demonstrated ability to effectively manage multiple priorities, coordinate competing tasks, and maintain strong time management in a fast-paced environment.
  • Proven ability to prioritize workload, ensure timely contractor follow-up, and track project progress to completion.
  • Good verbal and written communication skills.


PHYSICAL REQUIREMENTS:
Must be able to access facility equipment and equipment rooms. Must be able to climb various heights and types of ladders (step ladders up to 12ft, extension ladders, fixed wall, roof mount ladders, cage ladders up to 35ft and scaffolding up to 5 stories). Must be able to communicate well both orally and in writing. Must be able to effectively work for extended periods to perform indoor or outdoor work during varying, extreme, and other adverse weather and temperature conditions. Must be able to operate a motor vehicle. Must be able to wear and physically complete necessary tasks while wearing OSHA approved and required PPE to include, but not limited to, safety shoes, safety gloves, hard hat, safety clothing, etc. Must be mobile, able to stoop, crouch, crawl, bend, navigate tight spaces, walk on uneven ground, and work in tiring and uncomfortable positions Specific vision abilities to include close vision, distance vision, color vision, and depth perception to review engineering duties. All duties performed with or without reasonable accommodations.
