What You Do

As a Community Association Manager, you will serve as the trusted advisor to condominium boards, leading the operational, financial, and strategic success of a portfolio of communities. Success in this role requires exceptional organization, sound judgment, proactive communication, and the ability to anticipate issues before they become problems. You'll be supported by an Assistant Community Manager and collaborative pod structure, allowing you to focus on delivering exceptional service. The ideal candidate thrives in a fast-paced environment, builds strong relationships, and consistently delivers outstanding service to clients while protecting the long-term interests of each Association. 

Requirements

General Management & Administration

  • Serve as the primary point of contact for assigned Associations, building strong relationships with Boards, residents, and vendors.
  • Manage the day-to-day operations of assigned communities in accordance with governing documents, company standards, and applicable laws.
  • Oversee vendor performance, negotiate contracts, and ensure quality, cost-effective service delivery.
  • Conduct regular property inspections to ensure compliance, identify maintenance needs, and maintain community standards.
  • Maintain accurate community records and oversee incident reports, insurance claims, and other administrative requirements.
  • Attend Board meetings, prepare meeting materials, and provide timely communication and recommendations.
  • Respond to after-hours emergencies on an on-call basis, as required.

Financial Management

  • Review monthly financial statements and provide guidance to Boards on financial performance.
  • Prepare annual operating budgets and support long-term reserve planning.
  • Approve invoices, monitor expenditures, and identify opportunities for cost savings.
  • Obtain competitive bids and present recommendations for Board consideration.

Property & Capital Projects

  • Develop and oversee preventive maintenance and capital improvement plans.
  • Manage contractor projects from bidding through completion, ensuring quality, compliance, and proper documentation.
  • Recommend improvements that enhance property value, safety, and operational efficiency.

Leadership

  • Lead, coach, and support onsite staff while partnering with HR on hiring, performance management, and development.
  • Foster a collaborative, service-oriented culture among onsite teams and vendor partners.
Requirements

What You'll Bring 

  • 3-5 years of experience managing condominium residential communities.
  • High school diploma or equivalent required; Bachelor's degree preferred.
  • Knowledge of association governance, bylaws, and relevant laws (DC, MD, or VA).
  • Experience managing multiple communities in a high growth environment.
  • Exceptional organization and time management.
  • Strong business judgment and problem-solving skills.
  • Professional communication with Boards, residents, and vendors.
  • Financial acumen, including budgets and reserve planning.
  • A commitment to delivering an exceptional client experience.
  • Availability to attend evening board meetings and perform inspections.
  • CMCA required or must be obtained within six months. AMS or PCAM designation is a plus.
  • Proficiency with property management and customer service platforms (AppFolio, CINC, Vantaca, or similar).
