We are currently seeking a Facility Manager in San Juan Puerto Rico to join our account team in the pharmaceutical and commercial space industry. The Facility Manager will provide leadership to the onsite operations team.

General Description:

Responsibilities include applying a theoretical knowledge-base and specific functional expertise to achieve goals through your own work. In this level, you use best practices and knowledge to improve products or services and solve complex problems; often by taking a new perspective to existing solutions. You work independently, receive minimal guidance, and act as a resource for colleagues.

Principal Job Duties and Responsibilities:

  • Oversee the operation, staffing, performance and development of the Integrated Facility Management service delivery.
  • Ensure satisfaction with client management by providing seamless interface into client organization; demonstrate leadership and responsiveness.
  • Maintain all service agreement Key Performance Indicators (KPIs) in good standing.
  • Develop and stay within operating budgets, with direct accountability to performance.
  • Develop capital budgets and recommendations for improvement, working closely with the client.
  • Manage all EHS and Security initiatives and employee training.
  • Lead strategic sourcing initiatives; manage vendor work onsite and their performance.
  • Ensure compliance with JLL minimum audit standards.
  • Develop and implement innovative programs and processes.
  • Responsible for facility inspections and the safety of all building spaces.
  • Oversee the maintenance and continuous operation of all building systems and infrastructure within the facilities including: fire/life safety, absorber operations, chiller and associated steam related equipment, mechanical (HVAC, plumbing, controls) electrical (lighting, UPS, PDU, generators, primary switch gear), cabling (data and voice, broad band), lighting and temperature controls systems, critical environments, light construction (painting, doors, locks), digital systems (fire alarm, card access, and Audio/Visual services. Utilize staff and contracting with outside vendors as necessary.
  • Ensure that compliance of all regulatory laws and guidelines are met as they relate to the operation of the building's infrastructure. Responsible for alerting management of building discrepancies.
  • Maintain all infrastructure and compliance documentation for the building including up-to-date building drawings and single-lines as well as documentation mandated for the purpose of maintaining regulatory compliance with Federal, State or Local law.
  • Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or tenants operating within the buildings.
  • Responsible for keeping records of buildings rounds and readings, all engineering logs and engineering data sheets.
  • Responsible for advance training and notification to all contractors so that they are informed and knowledgeable with respects to the building's critical functions and the work they are to perform, including an incident contact response list.
  • Ensure that all SOP's (Standard Operating Procedures) are well-understood by all building staff, engineers, tenants and contractors who perform work within the facility.
  • Performs additional job duties as requested.

Qualifications

Position Specifications:

Bachelor's Degree or equivalent experience in Facilities Management.

Minimum of 5 years of experience required in either a corporate environment, third-party service provider or as a consultant.

Must also have experience with utility systems found in commercial high-rise buildings (i.e., steam absorbers, compressed air and vacuum systems, water treatment and air handling equipment).

Must be able to communicate (verbally and written) with diverse groups of individuals.

Must have good communication skills (oral and written)

Must Be fully bilingual (English written proficiency)

Must be able to provide off-hours emergency response and coordination

Must be Computer literate: MS Windows, MS Excel, MS Outlook

Must be proficient in reading blueprints, schematics, and ladder diagrams

Must always comply with procedures, rules and regulations

Must maintain a safe and clean work environment.
