Job description

Glacier Valley & Royster CommonsPosition Summary:

As a Service Manager POD, you are a multi-faceted maintenance professional dedicated to providing quality service in a timely manner to our residents and communities. This role is responsible for leading and assisting the team to execute all maintenance aspects of your community.  This position may provide service leadership support across multiple communities within an assigned region and must be adaptable to varying operational needs.  A successful Service Manager POD is able to manage their teams’ time effectively, is detail oriented, a trustworthy team player, and takes pride in their work. In addition, this position needs to be accountable and attentive to provide excellent customer service skills when interacting with residents, associates and vendors.

Primary Responsibilities:
  • Perform and oversee daily service requests within assigned communities, ensuring timely and high-quality completion
  • Perform and oversee advanced system repairs including electrical, plumbing, boilers, hot water heaters, HVAC systems, appliances, etc 
  • Support and execute unit turns to maintain make-ready timelines, including painting, drywall repair, trash out, mechanical, plumbing, and electrical repairs
  • Execute daily, weekly, monthly service schedules as designated by Area Service Manager or Community Director
  • Perform timely pre-move-out inspections with Community Director as needed
  • Foster a culture of accountability, teamwork, and service excellence
  • Provide hands-on leadership and skill development to the entire maintenance team to strengthen technical capability, accelerate repair timelines, and consistently deliver quality workmanship Address staff performance concerns promptly, including documentation and evaluations, and communicate updates to the Area Service Manager and Community Director
  • Complete and supervise detailed carpentry, drywall, and interior/exterior painting work
  • Lead and participate in preventive maintenance and property improvement projects in conjunction with Area Service Manager
  • Provide hands-on leadership and skill development to the maintenance team to optimize repair efficiency and ensure quality standards are consistently met
  • Prioritize daily service assignments and provide hands-on support as needed
  • Schedule and coordinate timely completion of work orders with maintenance staff and vendors
  • Conduct and lead regular property inspections and take immediate corrective action to ensure vacant units, common areas, amenities, and grounds meet Weidner quality standards 
  • Perform daily grounds maintenance, including trash removal, pet waste disposal, maintaining pet waste stations, sweeping walkways, and snow removal, where applicable
  • Supervise and assist with cleaning pools as directed, monitor chemical balance, maintain logs as required by city ordinances, when applicable
  • Maintain accurate documentation of all replacements and on-site purchases, including product warranty information
  • Must utilize personal cell phone and specified apps as part of your daily role
  • Must take part in the on-call rotation, as scheduled / needed 
  • Must use personal vehicle to go between properties and pick up supplies as assigned during work hours
  • Ensure market ready apartments, common areas and amenities are clean and maintained daily to Weidner’s quality standards

Qualifications:
  • 3+ years maintenance experience required 
  • Experience leading work crews, delegating and staff supervision
  • Experience in technical training and developing others 
  • High mechanical aptitude required
  • Able to lift and carry up to 80 pounds/36.3 kg, climb ladders and climb multiple flights of stairs at a time
  • Able to use appliance dolly, push/pull up to 200 pounds/90.7 kg
  • Able to work outdoors in all weather conditions
  • Able to be on feet constantly for entire work shift, if applicable
  • Strong knowledge of electrical, plumbing, carpentry, swimming pool maintenance, appliances, building systems, irrigation systems, and HVAC systems
  • HVAC, CPO, EPA certification required, when applicable
  • Industry designations, CAMT desired
  • Complete tasks in a safe and efficient manner
  • Ability to work in a fast-paced environment with strong motivation to learn & contribute on a daily basis
  • Able to give professional directions clearly in person, over the phone, email, and text
  • Experienced in Microsoft products preferred (Word, Excel, PowerPoint and Outlook)
  • Yardi, HappyCo and Paycom experience preferred; Willing and able to learn new software programs

  • Prompt, regular attendance; wear company dress code/uniform & maintain professional appearance at all times
  • Work effectively and cooperatively in a team environment and/or independently
  • Ability to work overtime as requested
  • Willing and able to be assigned to other Weidner properties as needed
  • Working knowledge of English; detail oriented, well organized
  • Must agree to a criminal background check and sign an agreement for voluntary drug testing
  • Must have access to personal vehicle and/or reliable transportation, at all times
  • Driver’s license, vehicle and vehicle insurance must be valid and unexpired at all times and match the country in which associate will work
