About the Role:

Compensation is $65,000.

Summary: Oversees residential real estate property by managing the following duties through subordinate supervisors, such as leasing, maintenance, and other service activities of the property. The Operations Manager will ensure that an exceptional level of customer service is always maintained. The Operations Manager will act as person of authority in the absence of the Director of Operations should a situation arise that is not addressed in the Operating Manual.

Requirements:

Education: High school diploma or equivalent. A bachelor’s degree is preferred. However, the position does require ability to read and write English fluently, and the ability to perform basic to intermediate mathematical functions.

Experience: A minimum of 2 years’ residential leasing and/or management experience is required.

Skills: The position requires the ability to deal well with people and get them to feel comfortable quickly. In addition, the position requires the following:

• Strong customer service orientation with the ability to effectively understand resident and employee issues and provide amicable solutions, based upon analyzing accurate information, through various communication and follow up

Licenses: A valid driver's license and current automobile insurance is required. Real Estate License (when required by the state).

Essential Job Functions:

1. Responsible for all collection, posting and deposit of all rental payments.

2. Perform evictions on delinquent residents.

3. Responsible for understanding and having the ability to complete all financial, leasing, and weekly reports.

4. Responsible for the execution of all bonds, affordable, or state mandated rent programs paperwork and reporting.

5. Ensure models and leasing office is appealing and marketable.

6. Ensure that the property office is organized and runs smoothly as per company policies and procedures in the absence of the manager.

Computer:

1. Responsible for validation of all input including prospect, traffic, applications, leases, move-outs, deposits and closing reports.

2. Adhere to daily, weekly, and monthly computer reporting requirements.

3. Understand computer functions and maintain accurate data files.

4. Train, direct and supervise on-site employees in all daily computer functions.

Leasing:

1. Lease apartments by showing the models and/or available units and aggressively sell the products and services of the property to which they are assigned. Develop, refine and effectively implement excellent telephone and personal sales skills.

2. Prepare all lease-related paperwork in an accurate and timely manner. Be able to explain all lease documents to new and existing residents.

3. Follow established policy and procedures in the qualification, screening, and acceptance of applicants for residency.

4. Maintain Company customer service standards. Respond to resident requests and work with residents to resolve resident problems and complaints. Follow through to ensure issues are resolved.

5. Work with the property management staff to develop and implement sales and marketing strategies through team meetings and group interaction. Increase property traffic levels, maintain closing ratios and work to achieve and exceed budgeted occupancy percentages.

6. Shop competition and have knowledge of the demographics, current events, transportation, directions, local businesses, and economic trends, of the property's market area.

7. Train, direct and supervise employees in all leasing paperwork and techniques.
