Both roles serve different needs within the real estate industry, with Drive By Inspectors providing rapid insights and Home Inspectors offering comprehensive reports.

What are Drive By Property Inspectors?

Drive By Property Inspectors are professionals who conduct exterior inspections of properties, typically for lenders, insurance companies, or real estate purposes. They do not enter the property but assess its condition from the outside, take photographs, and report on visible issues such as damages, occupancy status, and general upkeep. Their reports help financial institutions make decisions regarding loans, foreclosures, or insurance claims. This job often offers flexible hours and is usually performed on a contract basis.

What are the key skills and qualifications needed to thrive as a Drive By Property Inspector, and why are they important?

To excel as a Drive By Property Inspector, you generally need a high school diploma, attention to detail, a reliable vehicle, and a valid driver’s license. Familiarity with mobile inspection apps, GPS navigation systems, and digital cameras is typically required. Strong time management, communication skills, and the ability to work independently set top inspectors apart. These competencies are essential for efficiently collecting accurate property data and meeting deadlines while minimizing errors.

What are some typical challenges faced by Drive By Property Inspectors, and how can they be managed effectively?

Drive By Property Inspectors often encounter challenges such as navigating unfamiliar neighborhoods, adhering to tight inspection schedules, and dealing with varying weather conditions. Managing these challenges involves planning efficient routes, staying organized with documentation, and using technology like GPS and mobile inspection apps to streamline reporting. Additionally, maintaining clear communication with supervisors and property managers helps ensure any issues or discrepancies are addressed promptly.

Is a home inspector a good side hustle?

A drive-by property inspector can be a suitable side hustle for those with attention to detail and basic knowledge of property conditions. It often requires minimal certification and offers flexible scheduling, making it a viable part-time opportunity for individuals interested in real estate or property assessment. However, income potential varies based on market demand and experience.

How much do inspectors make per inspection?

Drive-by property inspectors typically earn between $50 and $150 per inspection, depending on the property's size, location, and the complexity of the assessment. Many inspectors work independently or for inspection companies, and pay can vary based on experience and certifications such as ICC or ASHI. Some inspectors may also receive additional compensation for detailed reports or expedited services.

What kind of inspectors make the most money?

In general, inspectors with specialized skills, certifications, or experience in high-demand areas such as commercial, industrial, or environmental inspection tend to earn higher salaries. Drive-by property inspectors typically earn less than those performing detailed on-site evaluations, but income can increase with experience, certifications, and the complexity of properties inspected.

Job description

COMPANY OVERVIEW

Trust First Management - Why Join Us? (This isn’t your average job ad.)

We’re not looking for someone to just fill a role.

We’re looking for A-Players who want to be part of something big — something that’s moving fast, breaking records, and rewriting what “great” looks like in the short-term rental industry.

We manage 30+ high-performing vacation rentals with an average guest rating of 4.93+ (translation: we don’t do “average”). Our mission: deliver exceptional guest and owner experiences every single time — and scale smart to hit $5 million in total booking revenue in the next 6 months.

Here’s what you’re really signing up for:

  • A Front-Row Seat to Hypergrowth: You’ll be part of a team that’s scaling aggressively — and winning. You’ll see firsthand how to build a market-dominating business.

  • Work With High Standards & High Performers: No dead weight. No clock-punchers. Just a small, elite team that executes fast and cares deeply about results.

  • Make a Tangible Impact: You won’t be “just a number” here. The work you do will directly move revenue, reviews, and company growth.

  • Be in a Company That Invests in You: We use cutting-edge tools, AI, and proven business systems to make your work more effective and your career path faster.

  • Growth Path Built In: As we scale, leadership and specialized roles open up — and we promote from within. If you perform, you’ll move up quickly.

  • Pride in the Product: You’ll represent high-quality properties and a brand that owners and guests genuinely love.

Who We’re For:

  • People who want more responsibility, faster.

  • People who hate “average” and thrive when the bar is high.

  • People who want their work to matter — and want to see the results of it, fast.

This isn’t a corporate ladder. It’s a rocket ship. If you’re the kind of person who sees opportunity and moves on it, you’ll fit right in here.

Position Summary:

We’re looking for a detail-obsessed, resourceful, and proactive Property Inspector to ensure our portfolio of high-performing vacation rentals stays in top condition for every guest and owner. You’ll be the eyes and ears on the ground — catching small issues before they become big ones, making sure our brand standards are met, and assisting with light on-site tasks to keep operations running smoothly.

Your mission is simple: protect and elevate our guest experience so that our average review rating not only stays above 4.93, but improves every single quarter.

This role is perfect for someone who takes pride in their work, thrives in a fast-moving environment, and enjoys a mix of structured routines and problem-solving on the fly.

Responsibilities

Property Inspections & Quality Control

  • Perform scheduled property inspections before guest check-ins and after check-outs.

  • Verify that cleaning teams have met our brand’s cleanliness and presentation standards.

  • Check for and document any maintenance issues, safety hazards, or missing inventory.

  • Ensure all guest amenities are stocked and in good condition.

  • Take photos and upload inspection reports for internal tracking.

Minor On-Site Tasks & Errands

  • Replace small items (light bulbs, batteries, kitchen utensils, etc.) as needed.

  • Deliver supplies to properties when necessary.

  • Assist with quick cosmetic fixes or touch-ups to maintain property appeal.

  • Coordinate with maintenance or cleaning vendors when issues are found.

Operational Support

  • Respond promptly to urgent on-site needs reported by the guest communication team.

  • Maintain organized records of inspections, repairs, and inventory changes.

  • Support seasonal or special projects such as deep cleans, inventory refreshes, or staging updates.

Qualifications

  • 1-2 years of prior experience in vacation rental property inspections, quality control, or hospitality operations.

  • Familiarity with Airbnb, Vrbo, or short-term rental management systems.

  • Proven attention to detail — demonstrated through prior work in inspections, quality control, hospitality, property management, or a similar role.

  • Reliable personal transportation with valid driver’s license and insurance (must be able to travel between multiple properties daily).

  • Ability to lift and carry up to 30 lbs (supplies, small furniture items, etc.).

  • Proficiency with smartphones and apps for documenting inspections, uploading photos, and communicating with the team in real time.

  • Ability to perform light repairs or replacements (changing light bulbs, batteries, touch-up paint, small fixes).

  • Clear, professional communication skills for working with team members, vendors, and occasionally guests.

  • Strong photography skills for property documentation.

  • A track record of improving customer experience scores or guest reviews in a previous role.

  • Knowledge of local area attractions, services, and hospitality trends.

  • Availability for flexible scheduling, including occasional weekends or evenings when urgent property needs arise.
