Join Our Team at Downing!

Are you an experienced professional in the commercial construction industry with notable experience in the commercial space? Downing is seeking a talented Superintendent with 5+ years of field coordination and dental clinic construction experience and 10+ years of construction experience in the commercial construction industry, willing to work in the eastern Iowa area. As a Superintendent with Downing, you will play a crucial role in ensuring the success of our projects by coordinating trades, focusing on jobsite safety, and driving project timelines.

Key Responsibilities:
  • Project Setup & Startup: Lead project handoff and startup activities; fully understand contract documents, scope; organize and maintain all project files and directories.

  • Jobsite Setup & Management: Plan and manage site logistics, inspections, temporary utilities, access, SWPPP compliance, and maintain professional jobsite appearance.

  • Financial Stewardship: Manage superintendent-controlled cost codes, track budget vs. actuals, communicate financial impacts to the PM, and make fiscally responsible decisions aligned with Downing's values.

  • Owner Interaction: Participate in OAC meetings, communicate appropriate field updates, and build trust-based relationships with owners and stakeholders.

  • Subcontractor Coordination & Management: Lead subcontractor coordination, support buyout efforts, proactively resolve issues, and ensure effective collaboration and performance.

  • Change Management: Identify, evaluate, and communicate scope and cost changes; review RFIs, ASIs, and change documents; ensure approval prior to executing changes.

  • Internal Team Interaction: Collaborate across Downing teams, lead or participate in job team meetings and milestone reviews, and foster a team-first, solution-oriented culture.

  • Safety Leadership: Develop and enforce site-specific safety plans, lead orientations and inspections, promote safe behaviors, and correct non-compliance immediately.

  • Quality Control: Execute the project quality plan, lead pre-activity meetings, coordinate inspections/testing, and ensure work conforms to approved documents and layouts.

  • Scheduling & Progress Management: Partner with the PM to build and maintain schedules, communicate progress clearly to owners and subcontractors, and adjust plans to meet project deadlines.

  • Jobsite Documentation: Maintain accurate daily logs, photos, and safety reports in accordance with Downing’s core processes.

  • Closeout & Compliance: Lead punch list and closeout activities, manage inspections and completion milestones, ensure contractual compliance, and support warranty and post-project requirements.

Qualifications:
  • 5+ years working for a General Contractor in the commercial construction industry, preferably with dental clinic construction experience
  • 10+ years of experience working for a General Contractor in the commercial construction industry
  • Strong critical thinking skills
  • Proficient in reading blueprints and construction drawings
  • Excellent communication and negotiation abilities
  • Detail-oriented and organized
