Job description

The Real Estate Portfolio Management Associate will provide analysis, research, and support throughout the entire lifecycle of Investments from Acquisition to Disposition. This will be an intense generalist role that will require critical thinking and understanding of complex analysis, fund structures, legal agreements, and waterfalls. This role will assist in overseeing all Housing Fund, DLP-owned, and JV Investments across multifamily, commercial, and RV/hospitality assets. The Associate will support a wide range of tasks such as financial analysis, BOV solicitation, sell/hold analysis, return sensitivities, fund planning, waterfalls, and underwriting of new and existing assets. This role will also support weekly, monthly, quarterly, and annual reporting for both Portfolio Management and Asset Management. Annual budgeting, mid-year re-forecasting, capital projects, and cash management at the fund and asset level will be a routine responsibility for this role. The Associate will also be tasked with developing cash flow models and pitch decks for Investment Committee review.
What you have already achieved: (Requirements)
  • Bachelor's Degree in Financing, Economics, Business Management, or related field
  • 3+ years experience in Commercial Real Estate Finance, Acquisitions, Portfolio Management, or Asset Management
  • 3+ years experience in financial modeling, valuation, and performance analysis
  • Experience building valuation models, interpreting financial returns including but not limited to NPV, IRR, Equity Multiple, return on cost, and residual values
  • Advanced proficiency in Excel, PowerPoint, and data visualization tools
  • Advanced analytical and problem solving skills with the ability to simplify and communicate complex analysis
  • Demonstrated critical thinking skills
  • Outstanding written and oral communication skills

What you are great at: (Responsibilities)
  • Lead ad hoc projects
  • Produce and analyze rent rolls, financial statements, balance sheets, and property/portfolio-level reports
  • Perform monthly cash management and property/fund-level re-forecasting to support capital decision-making
  • Assist in the disposition process by compiling financials, BOVs, underwriting, waterfalls, and disposition memos
  • Perform sell/hold analysis and return optimization to maximize fund yield
  • Support fund-level business planning and cash forecasting
  • Build and maintain detailed financial models to support investment decisions. Models will consist of asset, portfolio, and partnership capital structures including waterfalls, catch-ups, and fund-level roll ups
  • Support pro forma underwriting on new and existing investments
  • Build waterfall models with various capital structures per Operating Agreements
  • Update internal loan maturity tracker and manage monthly covenant testing models
  • Organize, package, and deliver due diligence documents for various lenders and stakeholders
  • Serve as an analyst for the entire owned and managed portfolio of real estate assets
  • Assist in the preparation of Investment Committee presentations
  • Conduct monthly financial analysis and produce variance reporting against budget, re-forecast, and pro forma
