Job description

Join our team as a Lease-up Regional Property Manager!

Gorman & Company is looking for an experienced Lease-up Regional Property Manager to oversee a growing portfolio of affordable housing communities throughout Wisconsin, with a primary focus on new development lease-ups and stabilization. This is an exciting opportunity for a seasoned regional leader with a strong background in affordable housing and lease-ups to help launch new communities, support high-performing site teams, and make a meaningful impact by bringing quality affordable housing to communities across Wisconsin.

What You'll Do

  • Oversee the operations and overall performance of a portfolio of affordable housing communities in various stages of lease-up and stabilization, ensuring properties achieve ownership goals, financial objectives, and occupancy targets.

  • Provide direct leadership, supervision, coaching, and support to Property Managers while providing indirect oversight of site teams across the portfolio.

  • Lead and support successful lease-up strategies, including occupancy goals, marketing initiatives, rental rates, staffing, resident engagement, and operational planning.

  • Ensure communities operate in compliance with applicable affordable housing programs and rental assistance requirements, including LIHTC, Section 8, Public Housing, and other federal, state, and local regulations.

  • Partner closely with Property Managers and internal departments to develop and execute annual budgets, business plans, marketing strategies, and operational goals.

  • Monitor property financial performance, review monthly financial statements, analyze variances, and implement strategies to achieve budget and performance objectives.

  • Conduct regular property inspections, including vacant and make-ready units, grounds, common areas, and resident files, to ensure communities meet company, ownership, and regulatory standards.

  • Support the recruitment, hiring, training, development, and performance management of site teams to build strong, high-performing communities.

  • Review and approve property contracts and vendor agreements while ensuring cost-effective operations and appropriate service levels.

  • Maintain regular communication with the Director of Property Management, ownership partners, Property Managers, and internal stakeholders regarding property performance, lease-up progress, compliance, challenges, and opportunities.

  • Travel regularly throughout Wisconsin to provide on-site leadership, assess property performance, and support teams through the lease-up and stabilization process.

What You'll Bring

  • Five to ten years of direct experience as a Regional Property Manager overseeing a portfolio of multifamily communities

  • Significant, demonstrated experience managing affordable housing communities and new construction lease-ups from initial occupancy through stabilization.

  • Strong knowledge of affordable housing programs and rental assistance, including LIHTC, Section 8, Public Housing, and/or other HUD programs.

  • Proven ability to lead, coach, and develop Property Managers and site teams while effectively managing multiple geographically dispersed communities.

  • Strong financial management skills, including budgeting, financial statement review, variance analysis, and achieving operational and financial goals.

  • Excellent communication, organization, problem-solving, and relationship-building skills.

  • Ability to travel regularly throughout Wisconsin, including overnight travel as needed, and provide after-hours support for emergencies.

  • Valid driver's license, reliable transportation, automobile insurance, and a motor vehicle record that meets company insurance requirements.
