Overview

TEC Development, a division of TEC Equipment, supports the rapid expansion of TEC Equipment Dealerships and acts as Architect, General Contractor, and Property Manager for mixed-use commercial, industrial, and transportation-related developments. Based in Portland, OR, we are a full-service development firm with internal resources spanning architectural design, general contracting, and facility management, responsible for a portfolio of approximately 40 properties and 1.5M SF of facilities across the Western US and Midwest. The portfolio includes owner-occupied dealership facilities, third-party commercial and industrial leases, and retail assets.

We are seeking a Director of Property Management to establish and lead the Property Management department. This is a new position created to bring structure, systems, and dedicated leadership to functions currently distributed across TEC Development leadership and regional operating teams. The Director will own physical operations, tenant relations, condition reporting, and facility capital projects across the portfolio - building the department’s systems of management and deploying them across the network.

As a foundational hire for a scaling department, competency in scalable process design and change management is critical for success. This position must build organizational confidence through added capacity and demonstrated support to TEC’s operating teams.

This position reports to the VP of TEC Development, partners closely with the Director of Design & Architecture and the Director of Construction as peers and collaborates with TEC Equipment Corporate Fixed Operations and regional operating leaders.

Responsibilities
  • Establish and deploy the department’s systems of management, a portfolio-wide facility ticketing/CMMS platform with defined SLA standards, structured request intake and escalation, and consistent reporting to the VP of TEC Development
  • Own the Facility Projects program (capital improvements and tenant improvements under $250K) end-to-end including intake, triage, budgeting, and execution, coordinating graduation of larger projects to the Development team
  • Conduct baseline condition assessments across the portfolio and develop prioritized, safety-first repair & maintenance and long‑term sustainment plans
  • Build preventive maintenance and FF&E programs, manage facility service contracts and vendors (janitorial, fire/life‑safety, security, HVAC, generators) and hazmat/environmental compliance in coordination with Fixed Operations, HR, and Legal
  • Develop operating and capital budgets per facility, reserves, and forecasts; establish clear allocation of costs between landlord and dealership/tenant responsibilities
  • Serve TEC operating locations as the department’s primary internal customer; oversee third‑party tenant relations, R&M billing, and condition reporting; support lease transactions with make‑ready and condition assessments
  • Provide structured feedback to Design and Construction team, own the facility hand‑off process, and develop the Facility Operations Manual
  • Provide matrixed leadership to regional facility managers including training, standards, and performance input, with staffing authority expanding as the department matures; recruit added facility management capacity

First-Year Priorities:

  • Baseline condition assessments complete with a prioritized, safety-first R&M plan
  • First annual OpEx/CapEx forecast delivered per facility
  • Documented roles and responsibilities across TEC Development, Corporate Fixed Operations, and local teams
Qualifications
  • Minimum 10+ years’ experience with progressive responsibilities in property or facility management leadership in any combination of corporate environment, third‑party service provider, or consultancy
  • Bachelor’s degree in Business Administration, Real Estate, Construction Management, Engineering, or a related field, or equivalent combination of education and progressive work experience
  • Proven experience building or scaling property/facility management systems, processes, and teams across a multi‑site, multi‑state portfolio
  • Professional certification preferred: CPM, RPA, CFM, or equivalent (IREM/BOMA/IFMA), with commitment to ongoing training and regulatory currency
  • Proficiency with property management and work‑order platforms - Yardi and CMMS/ticketing experience strongly preferred. Smartsheet or similar planning tools preferred
  • Proficient in reading and interpreting legal documents including lease agreements, claims of lien, and federal, state, and local regulations
  • Strong budgeting and forecast planning capability for both operating and capital expenditures
  • Demonstrated success managing remote employees and vendor networks across regions
  • Exceptional communication and creative problem‑solving skills with great attention to detail
  • Approximately 25% multi‑state travel required
  • Valid driver’s license
