Santa Rosa Heights Apartments is a professionally managed affordable housing community operating under the Low-Income Housing Tax Credit (LIHTC) program. We are seeking an experienced Property Manager with strong LIHTC compliance knowledge and leadership skills to oversee daily property operations.

The ideal candidate has hands-on experience with tax credit compliance, tenant certifications, rent collection, financial oversight, and team management.

Responsibilities

LIHTC Compliance & Reporting

  • Ensure full compliance with LIHTC program regulations
  • Complete and review initial certifications and annual recertifications
  • Maintain accurate tenant income documentation and files
  • Prepare for and respond to state housing agency audits/monitoring
  • Ensure compliance with Fair Housing laws

Property Operations

  • Oversee day-to-day operations of the community
  • Supervise onsite staff and vendors
  • Maintain high occupancy levels
  • Manage leasing activity and application processing
  • Provide excellent resident relations and customer service

Financial Management

  • Monitor rent collections and delinquencies
  • Review monthly financial reports
  • Manage operating expenses within budget
  • Coordinate reporting with ownership/asset management

Maintenance Oversight

  • Coordinate work orders and preventive maintenance
  • Ensure property appearance and curb appeal standards are maintained

Qualifications

  • 3+ years of property management experience
  • Required: LIHTC / Tax Credit experience
  • Knowledge of HUD or Section 8 preferred
  • Strong understanding of income eligibility and compliance documentation
  • Experience with property management software (AppFolio preferred)
  • Strong leadership and organizational skills

Compensation

  • Competitive salary based on experience

Schedule

  • Monday to Friday
  • On-call responsibilities as needed

Work Location

On-site – Baton Rouge, Louisiana
