We are currently looking for our:
Director of Construction - East Coast
What we offer
Director of Construction leads and manages all aspects of a project, from Entitlements through Construction, inclusive of third-party, A&E consultants' contracts, Contractor contracts, project delivery & closeout. Past retail-based construction experience will be very crucial in this role. If you have specific construction site experience, as a superintendent, that would be a major plus.
Scope
  • Leads, directs and coordinates all phases of the project including the day-to-day management
  • Leads the A&E RFP process, creation of Fee Comparison Spreadsheet and A&E contract award process
  • Must have complete understanding of the contracts for the project and risk mitigation measures and ensure that the project team is aware of them
  • Responsible for leading the due diligence efforts in preparation for proposed project documentation
  • Manage preconstruction activities (estimating, operations plan, scheduling) as necessary
  • Responsible for bidding, scope review, and awards of subcontracts & A&E consultants
  • Ensure subcontracts, purchase orders, and change orders are reviewed and accurate
  • Responsible for the change order process
  • Liaison between Internal Design Studio team, A&E consultants, Development, Construction and Operations Management
  • Possesses a high degree of understanding of code and technical aspects of a project. Advises and guides the project team on potential cost related design issues
  • Develop relationships with subcontractors, consultants, developers, leasing, tenant coordination, design, operations, etc.
  • Work with accounting to initiate pay application process and follow up to ensure payment documents are completed accurately
  • Establish, update, and communicate Master Project Schedule and manage its implementation
  • Participate in development of schedules and sequencing of work with Contractors
  • Develops, maintains and implements project documentation schedule
  • Tracks documentation effort progress against established deliverable milestones, deadlines and budget.
  • Review, validate and manage the project financials including A&E project consultants' invoices and add service requests
  • Manage budget and financial reporting, interpret and analyze reports to ensure adherence to project budget
  • Prepares and issues project approval letters and PARs relating to project documentation efforts
  • Provide leadership in risk evaluation, contract negotiations, and pricing decisions
  • Understands, complies and advises others on URW's business ethics, and compliance programs
  • Manage and oversee field operation and engineering processes and procedures of Contractors
  • Drive enforcement of safety protocol by the Contractors
  • Keep management informed on progress of project and budget through regularly scheduled action and project control group meetings
  • Manages closeout process with the Contractor & A&E consultants

What we are looking for
  • 10+ years of progressive experience in construction project management, including preconstruction, bidding, and closeout.
  • Proven track record of managing large-scale commercial or mixed-use projects from inception to completion.
  • Experience leading A&E RFP processes, contract negotiations, and risk mitigation strategies.
  • Professional certifications such as PMP, LEED AP, or equivalent are a plus.
  • Deep understanding of construction codes, building regulations, and technical design standards.
  • Proficiency in estimating, scheduling, and sequencing of work.
  • Strong ability to manage budgets, interpret financial reports, and ensure adherence to project financial goals.
  • Experience with cost analysis, forecasting, and financial reporting tools.
  • Expertise in Master Project Scheduling and tracking deliverables against milestones.
  • Skilled in documentation management and ensuring compliance with project requirements.
  • Demonstrated ability to lead cross-functional teams including internal design studios, consultants, contractors, and operations.
  • Familiarity with construction management software (e.g., Procore, Primavera P6, MS Project).
  • Competence in Excel and financial tracking tools for fee comparison and budgeting.
  • Travel expectation for the role: up to 50%
