Position Summary:

The Managing Director (MD) is a senior operational leader responsible for driving excellence across a designated region or portfolio within AKAMโ€™s property management division. This role oversees approximately four (4) directly managed properties while providing strategic oversight and leadership to four to five (4โ€“5) Managing Executives and their respective portfolios.

The Managing Director is accountable for ensuring that all buildings under their supervision achieve optimal operational, financial, and service outcomes in alignment with AKAMโ€™s mission, standards, and client expectations. This position requires a dynamic leader with strong business acumen, client relationship management skills, and the ability to coach and empower others while maintaining high accountability and engagement levels across teams.

Key Responsibilities:

Portfolio Oversight & Leadership

  • Oversee a combined portfolio that includes the Managing Directorโ€™s own assigned properties and the portfolio managed by assigned Managing Executives.
  • Lead, mentor, and develop Managing Executives, Senior Managing Executives, and Assistant Managing Executives on direct managed properties, fostering a culture of accountability, collaboration, and professional growth.
  • Serve as the escalation point for high-profile, sensitive, or complex Board and resident matters, providing resolution guidance and executive-level communication.
  • Conduct as needed one-on-one check-ins with Managing Executives to review portfolio performance, staffing needs, board relations, and operational priorities.

Client Relations & Board Management

  • Establish and maintain trusted advisory relationships with Boards, Owners, and Committees, providing executive-level guidance on governance, strategy, financial planning, and long-term capital initiatives.
  • Attend board, shareholder, town halls as needed as support to Managing Executives, particularly for high-profile, transitioning, or distressed communities.

  • Support new business development through reputation management, referrals, and onboarding assistance for new clients.
  • Lead conflict resolution and mediation in partnership with Legal and Senior Leadership, ensuring outcomes that protect both the client relationship and AKAMโ€™s reputation.

Operational Excellence

  • Ensure that property operations align with AKAMโ€™s Standard Operating Procedures (SOPs), internal controls, and compliance policies.
  • Work as liaison with the building professionals and board to assess, and approve major contracts, vendor agreements, and scopes of work, ensuring financial prudence and operational efficiency.
  • Oversee execution of capital projects and major repairs, providing leadership to ensure timely delivery, quality assurance, and fiscal accountability within limits outlined in property management agreement.
  • Partner closely with Building Operations, Compliance, and Risk Management to ensure all regulatory requirements, inspections, and filings are met.
  • Conduct site visits as needed with each Managing Executive to reinforce standards, assess property conditions, and evaluate staff performance.

Financial Stewardship

  • Collaborate with Financial Analysts to ensure all budgets, forecasts, and financial statements are accurate, transparent, and on schedule for direct managed properties.
  • Ensure Management Executives are on schedule for their own portfolioโ€™s budgets.
  • Monitor financial performance across the portfolio, ensuring variances are identified, addressed, and explained within management reports for direct managed properties.
  • Perform collection efforts and delinquency management for direct managed properties.

People Management & Culture

  • Promote AKAMโ€™s service culture, reinforcing professionalism, empathy, and accountability in all internal and external interactions.
  • Conduct annual performance reviews for Management Executives and direct Assistant Management Executives provide clear guidance, development plans, and measurable performance objectives.
  • Partner with HR and Senior Leadership to identify high-potential talent, succession planning opportunities, and necessary training or performance improvement actions.
  • Facilitate or participate in recurring leadership meetings to ensure alignment on company initiatives, cross-department collaboration, and consistent client experience.

Strategic & Cross-Functional Leadership

  • Serve as the liaison between corporate departments (Finance, HR, Compliance, Closings, Operations, IT, Marketing) and the on-site management teams.
  • Analyze portfolio trends to drive operational improvements and inform executive decision-making.
  • Collaborate with Senior Leadership to roll out company initiatives, new technologies, and process improvements across the region.
  • Lead by example, embodying AKAMโ€™s values, ethics, and client-first mentality.

Software & Systems Proficiency:

The Managing Director is expected to be proficient or actively develop fluency in the following platforms to support operations and client service as needed:

  • Yardi โ€“ financial reporting, budgets, and AP/AR tracking
  • FreshService โ€“ internal service and support ticketing
  • DocuSign โ€“ digital signature and document workflows
  • Microsoft Outlook, Excel, Word โ€“ communication, analysis, and reporting
  • ADP โ€“ workforce management (as applicable)
  • BuildingLink โ€“ resident communications and service management
  • Monday.com โ€“ project coordination and workflow tracking
  • AvidXchange โ€“ accounts payable system
  • Site-Compli โ€“ compliance and violation tracker
  • Additional software and platforms implemented by AKAM or specific properties.

Qualifications

  • Bachelorโ€™s Degree in Business Administration, Economics, Finance or equivalent work experience required.
  • Minimum 5โ€“7 years of experience managing luxury residential or mixed-use buildings.
  • Strong leadership and team development skills.
  • Proficiency in property management systems and financial reporting.
  • In-depth knowledge of NYC codes, compliance agencies, and labor environments.
  • Excellent communication, organization, and conflict-resolution skills.
  • Ability to manage multiple priorities in a fast-paced, high-expectation environment.
