What Does a Director, Design and Construction Do:

The Director, Design + Construction will have oversight for assigned Airport Dimensions or any partner co-brand lounges (new, refurbishment and/or expansion) Design + Construction projects ensuring projects are completed on time and within established budget and act as Airport Dimensionsโ€™ Airport Tenant Ownerโ€™s Rep role. Position will oversee 3rd party providers including Construction Project Management consultants, General Contractors, Architects, MEP Consultants, Signage Companies, Furniture and equipment providers, and all other vendors associated with lounge design and construction. Reporting to the VP Design + Construction, the Director; Design + Construction plays a critical role, managing across multiple high-value Design + Construction lounge projects across the US. Primary responsibilities include developing projected capital investment budget and managing spend versus budget for all associated lounge projects. The Director role will act as the primary Design + Construction ownerโ€™s rep contact for Airports and will develop and lead project specific presentations as required. The Director will also oversee direct reports and will support and guide direction of their specific projects.

ยท Undergraduate degree

ยท Track record of managing successful program and project delivery in line with desired outcomes

ยท Experience in building and maintaining constructive partnership and collaborative relationships

ยท Technical ability to understand and interpret construction drawings/specifications

ยท Ability to travel as needed (estimated 2-3 trips per month) along with flexibility to work from home or office

ยท Experience in airport environments and high-end hospitality focused tenant improvement projects

Must be authorized to work in U.S.

What You'll Do:

โ€ข Develop projected capital investment budgets and manage investment spending against budget for all facility projects, submitting monthly capital investment spending and forward cashflow reports.

โ€ข Oversight of new, refurbishment and/or expansion facility projects ensuring projects are completed on time and within established budget.

โ€ข Ensure branding standards are captured in design documentation and maintained through the construction phase. Engage ADโ€™s Branding Team for input on brand-related items when required

โ€ข Ensure alignment with established Airport Dimensionsโ€™ governance and reporting requirements including but not limited to; design and construction procedures and protocol, finance and administrative governance

โ€ข Review/provide input on construction documents from an operational and constructability standpoint

โ€ข Ensure management and oversee coordination to resolve design issues/changes with Owner, A/E team, local onsite PMs, and GC(s)

โ€ข Ensure projects maintain project documentation, including contracts, change orders, schedules, budgets, and invoices

โ€ข Assist with assessment of viability of potential new facility projects and project capital investment and timelines

โ€ข Provide regular updates to senior leadership on status of projects and advise on any developments that will have an impact on the timeline or capital investment of the project

โ€ข Prepare and review monthly cash flow projections

โ€ข Appropriately escalate any issues impacting timeline or budget

โ€ข Manage, develop, and mentor team of direct reports

โ€ข Ability to work with co-brand lounge partnerships and professionally manage relationship in order to meet partner expectations

What You'll Need:

โ€ขMinimum 8 years working experience in the Aviation Sector as a General Contractor, Ownerโ€™s Rep, Architect, Engineer, or Interior Designer with direct report leadership experience

โ€ขProficient in reading construction contracts, construction drawings, and specifications

โ€ขUnderstanding of AIA contracts and ability to prepare them for different delivery methods

โ€ขAbility to coordinate multiple projects in various stages of design or construction

โ€ขAbility to work with stakeholders with competing priorities to unify project goals

โ€ขExcellent organizational and multitasking skills

โ€ขExcellent communication and presentation skills

โ€ขStrong ability to lead concise and productive meetings

โ€ขProven collaborative team member

ยท Graduate degree

ยท Professional engineering or architecture license

ยท Familiarity with airport lounge programs, offerings, and operation

ยท Experience working with Bluebeam

PMP and LEED/AP qualifications
