JOB TITLE: Senior Asset Manager

Reports to: VP, Financial Intelligence & Asset Optimization

Location: Atlanta, GA (Hybrid/Onsite)

JOB SUMMARY:

The Senior Asset Manager owns the performance and strategic oversight of a growing portfolio of build-to-rent communities. This is a high-impact, analytical role for someone who thinks strategically, challenges conventional approaches, and uses data to drive decisions. In addition to community-level performance oversight, this person will help shape portfolio allocation strategy and develop creative approaches to demand generation and market positioning. The ideal candidate brings experience across residential real estate (build-to-rent, scattered-site single-family rental, multifamily, student housing, or senior housing) and has a strong foundation in asset management, financial analysis, and investment strategy.


JOB RESPONSIBILITIES:

  • Oversee day-to-day asset performance across a portfolio of build-to-rent communities
  • Partner with Quinn’s in-house property management team to drive leasing performance, operational efficiency, and resident satisfaction
  • Review and analyze monthly financials, operating metrics, and variance reports; identify trends and recommend action plans
  • Lead annual budget review and approval process in collaboration with property management teams
  • Support and execute asset-level business plans, including value-add initiatives and operational improvements
  • Assist with acquisitions, dispositions, and recapitalizations, including underwriting, due diligence, and transition planning
  • Support asset-level lender diligence in connection with debt financing and credit facilities; partner with the Acquisitions team to prepare community-level documentation and serve as a resource on open lender compliance matters
  • Develop and maintain financial models to evaluate property performance and inform hold/sell/refinance decisions
  • Monitor capital projects and ensure alignment with budget, timeline, and overall asset strategy
  • Prepare investment summaries, performance reports, and presentations for internal leadership and capital partners
  • Stay informed on market conditions, rental trends, and competitive positioning across target markets
  • Champion a data-driven approach to asset management; build and maintain analytical frameworks that replace gut-based decision-making with structured performance metrics, trend analysis, and evidence-based action plans across the property management team
  • Develop and execute creative demand-generation and market positioning strategies at the community level; identify non-traditional leasing channels, partnership opportunities, and competitive differentiation tactics to drive absorption and sustained occupancy
  • Conduct portfolio allocation analysis at the market and submarket level; develop recommendations on concentration risk, capital deployment prioritization, and strategic positioning across Quinn’s Southeast footprint


QUALIFICATIONS:

  • 5–8 years of experience in real estate asset management, with at least 3 years in a dedicated asset management role
  • Experience with residential asset classes required; build-to-rent strongly preferred; scattered-site SFR, multifamily, student housing, or senior housing acceptable
  • Bachelor’s degree in Finance, Real Estate, Business, or related field
  • Strong financial and analytical skills, including proficiency in Excel and financial modeling
  • Understanding of property operations, leasing strategy, and asset-level performance drivers
  • Demonstrated ability to drive data-driven decision-making; capable of building analytical frameworks and pushing back on purely intuition-based approaches with evidence
  • Excellent communication and organizational skills with the ability to manage multiple priorities
  • Willingness to travel periodically to communities across the Southeast portfolio


PREFERRED QUALIFICATIONS:

  • Direct experience with build-to-rent communities or other purpose-built, institutionally managed residential portfolios
  • Exposure to acquisitions, underwriting, and capital markets activity
  • Familiarity with property management and reporting systems (e.g., Yardi, RealPage, or similar)
  • Familiarity with AI tools in a real estate or operational context; comfort with emerging technology and an interest in applying it to asset management workflows
  • Experience developing creative leasing, demand-generation, or market positioning strategies; track record of thinking beyond conventional approaches to drive absorption
