Job description

Diamond Apartments in Norman and Oklahoma City, OK is seeking a Full-Time Painter/Resurfacer to join our team!
We offer full-time employees health benefits, paid vacation and sick time, 401K with a company match, and company-paid life insurance. We also offer tuition reimbursement and significant apartment rental discounts for staff.
Qualified candidates must be professional and friendly. The Painter is responsible for site preparation, color matching, surface preparation and applying paint and other finishes to walls, ceilings, furniture, and other surfaces. The Painter will be asked to do additional duties as requested when time allows that would be equivalent and in line with skill set as asked knowledgeable in local and state codes for permitting, sign ordinances and regulations.
Core Responsibilities:
  • Works with Property Manager and Maintenance Supervisor to ensure all work is completed according to the requirements.
  • Measure work area to calculate the time and materials required to complete the project.
  • Preparing the surrounding area, including covering, or removing fixtures, plates, and furniture to prevent damage or mess.
  • Preparing painting surfaces, including removing old paint, filling holes and cracks and washing walls.
  • Repairing drywall when necessary
  • Choosing the tools to complete the job.
  • Mixing and matching paints and colors to meet the texture and look required for the project.
  • Applying paint, varnishing and other finishes, hanging decorative products.
  • Cleaning up painting tools and supplies, replacing fixtures and rearranging furniture as required after completing the projec
  • Collaborating with painters on other larger jobs.
  • Working with maintenance and construction professionals, such as, carpenters, electricians, and plumbers when necessary.
  • Ensures that all make-ready painting is completed correctly and on schedule. Inspects and helps coordinate all needed make-ready repairs and services. Assists make-ready staff as required to meet deadlines.
  • Reports all major repairs and requisitions to the Maintenance Supervisor and Property Manager prior to any expenditure of funds.
  • Maintains storage and control of items left in apartment in accordance with local ordinances and communicates with office staff to alert previous resident on items left behind. Assists in moving abandoned furniture, appliances, etc. to dumpster when necessary.
  • Ensures care and thought with utility usage in occupied and vacant apartment.
  • Communicate effectively with residents, staff, vendors, and supervisor
  • Addresses resident service and maintenance requests issued to you. Corrects situations within 24 hours when possible.
  • Works with Maintenance Supervisor, property staff to assist with any emergencies that may arise from time to time, which may be out of the scope of painting.
  • Communicates with residents on any pending items and / or status of completed service requests to ensure satisfaction. Also communicates with Maintenance Supervisor and office staff (Property Manager, Assistant Manager, and leasing team) on any outstanding issue
  • Must be knowledgeable of pertinent laws and EPA and OSHA regulations governing property storage and management of hazardous materials, including solvents, flammables, caustics, and refrigerants.
  • Must be aware of the physical property throughout the community and immediately correct unsafe conditions, or make the property associates aware of the condition, e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights.
  • Maintains accurate records regarding preventive maintenance, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc.
  • Schedules and performs minor and routine maintenance on all appropriate equipment on a regular basis. Inspects and maintains all tools are in good working condition and safe to utilize.
  • Take part in the preventive maintenance program for apartment units on a bi-annual (2 times per year) basis. Communicates schedule with office staff to alert residents of upcoming program schedule.
  • Performs work area clean-up and safety related duties.
  • Organizes maintenance shop for easy access to supplies and tools and keeps for a safe work environment for all staff members.
  • Performs any additional duties or tasks as assigned by the Maintenance Supervisor, Property Manager, Area Manager, Regional Maintenance Director and/or Regional Manager. This includes groundskeeping and maintenance repairs when necessary.

Painters need a combination of various skills and qualifications to succeed in their role. A successful Painter candidate will have various prerequisite skills and qualifications, that include:
  • High school diploma or equivalent.
  • Working knowledge of painting and decorative techniques.
  • Ability to work at heights.
  • Thoroughness and attention to detail.
  • Good math skills to calculate work surface materials.
  • Experience with using painting and decorating tools such as brushes, spray guns, and hand scrapers.
  • Excellent balance and manual dexterity.
  • Attention to detail.
  • Required to wear back support belt and goggles when working with specific equipment. Must wear masks, gloves and other safety equipment as tasks dictate

Work Hours: 40+hours a week, evenings, weekends, and on-call hours are required as circumstances warrant.
Hourly Pay Range: $23-$25.
