Job description

Nord Development Group, Inc. has an exciting opportunity to join our dynamic team as the Senior Development Manager. You will own the execution of multiple development projects simultaneously, each potentially at a different stage of the lifecycleโ€”from acquisition and entitlements through construction, leaseโ€‘up, and stabilization. This is a senior, crossโ€‘functional role for an experienced developer who can move fluidly between deal underwriting, municipal engagement, design and construction coordination, capital partner reporting, and operational handoff. The ideal candidate operates as a true project owner: anticipating risk, driving schedule and budget discipline, and serving as the connective tissue across acquisitions, legal, finance, design, construction, and asset management.

Examples of Areas of Responsibility
  • Lead and coordinate due diligence on new acquisitions, including site, zoning, environmental, title, survey, and physical assessments
  • Build and pressureโ€‘test development pro formas, yieldโ€‘onโ€‘cost models, and sensitivity analyses in partnership with the analytics team
  • Coordinate LOIs, purchase contracts, deposits, and contingency tracking alongside legal counsel and brokers
  • Support investor and capital partner materials, structuring inputs, and SPV formation
Entitlements & Preโ€‘Development
  • Manage entitlement strategy: rezoning, variances, site plan approval, special districts, and discretionary approvals
  • Build and maintain relationships with municipal staff, planning boards, IDAs, and elected officials
  • Coordinate the design team (architects, civil, MEP, landscape) through concept, schematic, and construction documents
  • Navigate environmental and jurisdictional matters (e.g., DEC/waterfront, brownfield remediation, setbacks) and infrastructure coordination such as sewer, utilities, and offโ€‘site improvements
  • Support debt and equity sourcing, lender/LP reporting, and draw management in coordination with capital markets
  • Track project budgets against approved capitalization and flag variances proactively
  • Maintain investorโ€‘facing reporting standards and respond to partner diligence requests
Construction & Delivery
  • Oversee the GC relationship and construction phase: schedule, budget, change orders, and quality control
  • Manage value engineering decisions, RFIs, and design clarifications without compromising the project vision
  • Coordinate permitting, inspections, and certificate of occupancy milestones
  • Coordinate the transition from construction to operations: marketing, leasing, and amenity activation
  • Track absorption against underwriting and manage the path to stabilized occupancy and NOI
  • Lead the handoff to property management and asset management with clean documentation and performance baselines
  • Manage a portfolio of concurrent projects at varying phases, prioritizing across competing deadlines and resources
  • Maintain master schedules, risk registers, and reporting dashboards for executive leadership
  • Mentor analysts and junior team members; delegate effectively while retaining accountability
Qualifications

Required:

  • 8+ years in real estate development, with direct experience across the full lifecycle (acquisition through stabilization)
  • Demonstrated track record managing multiple groundโ€‘up or major mixedโ€‘use / multifamily projects simultaneously
  • Strong financial fluency: development pro formas, capital stacks, yieldโ€‘onโ€‘cost, and partnership economics
  • Working knowledge of entitlements, zoning, and municipal approval processes in the Northeast
  • Experience coordinating design and construction teams and managing GC relationships
  • Excellent communication skills with the credibility to represent the firm to municipalities, lenders, and capital partners
  • Bachelor's degree in real estate, finance, engineering, architecture, planning, or a related field

Preferred:

  • Experience with highโ€‘barrierโ€‘ofโ€‘entry Northeast markets (Long Island, NYC metro, broader region)
  • Familiarity with affordable/mixedโ€‘income components, LIHTC, Opportunity Zones, and IDA structures
  • Exposure to waterfront, brownfield, or environmentally complex sites
  • Graduate degree (MBA, MRED, or similar) and/or relevant professional credentials
  • Comfort with hospitalityโ€‘ and wellnessโ€‘oriented product positioning

What Success Looks Like:

Within the first year, the Senior Development Manager will have taken full ownership of an assigned project portfolio, established reliable reporting cadences with leadership and capital partners, kept active projects on schedule and on budget, and built durable relationships with the municipalities and consultants critical to advancing Nord's pipeline.

Pay Range Detail: The expected pay rate will be between $250,000 and $300,000 USD per year at the commencement of employment. Total compensation, if hired, may include performanceโ€‘based bonus opportunity. The salary range listed is a good faith determination of potential base compensation that may be offered to a successful applicant for this position at the time of this job advertisement and may be modified in the future. When determining a team memberโ€™s base salary and/or rate, several factors may be considered as applicable (e.g., location, specialty, department, years of relevant experience, education, credentials, budget and internal equity).
