ABOUT THE ROLE

As a Design Manager, you will guide all design activities from preliminary and schematic stages through to final detailed design. Working alongside the Project Director and Preconstruction Project Manager, you’ll coordinate design reviews, manage schedules, ensure adherence to standards, and prepare tender packages that support project planning and execution. Your leadership ensures the design process runs smoothly, efficiently, and in alignment with project goals.

  • Actively participate in all phases of a project,, including RFQs, RFPs, and project execution.
  • Lead design development meetings with both internal teams and external stakeholders during the RFQ, RFP, Schematic Design, Design Development and Execution phases.
  • Coordinate and manage the documentation of the proposed design to support accurate project cost estimation, scheduling and risk register preparation.
  • Oversee and coordinate the design development and technical aspects of projects, with a focus on RFPs for Progressive Design-Build projects or similar collaborative contract models.
  • Define and monitor design schedules, milestones and deliverables, ensuring that projects progress in a timely manner.
  • When necessary, develop and implement a “Design to Budget” approach, by collaborating with the estimating team to ensure design assumptions are effectively managed and kept within project budgets.
  • Review and analyze project design requirements, ensure design solutions meet these requirements while adhering to budget constraints, and develop a strategy aimed at securing the opportunity. Coordinate and integrate activities with external design consultants, including providing assistance with defining scope and negotiating contract fees.
  • Develop technical submissions, including design and construction narratives, and prepare drawing packages.
  • Develop project schedules and logistics plans and manage consultant contracts and scopes of work based on project needs and the proposed design.
  • Identify design constraints, evaluate technical and design alternatives, and recommend cost-effective design solutions.
  • Coordinate and manage Value Engineering sessions and prepare reports*
  • Oversee and assist in managing change control processes throughout the design development and construction document phases.
  • Identify and manage opportunities and risks that impact project schedules and financial targets.
  • Participate in bid analysis, subcontractor negotiations, and contract award processes with subcontractors and suppliers.

Qualifications & Experience

  • Post-secondary degree or diploma in Architecture, Design, Engineering, Construction Management, or a related field.
  • Minimum 7+ years of design management experience, including oversight of large, complex projects from inception to handover.
  • Minimum 2 years of field experience.
  • Extensive experience with multiple contract models, including Design-Bid-Build, Design-Build, Progressive Design-Build, CM(AR), PPP, Alliance Contracts, IPD, and other integrated delivery agreements.
  • Strong working knowledge of construction scopes, activities, scheduling, project management processes, and contract software.
  • Experience with estimating and project management are considered an asset.
  • Proven ability to interpret construction drawings, apply contract law fundamentals, and maintain effective relationships with trade partners and stakeholders.
