Job description

About the role:
The Lead DDC Control Technician serves as the on-site technical authority for DDC/BAS field execution from installation verification through commissioning and turnover readiness. This role supervises assigned technicians, coordinates technical readiness with project management and other stakeholders, resolves complex field issues, owns documentation quality, and approves systems for startup and functional testing.
The Lead DDC Control Technician is responsible for leading, resolving, coordinating, and owning technical readiness for DDC/BAS project work while maintaining internal focus on field execution, quality, documentation, safety, and technician development.
This position requires regular travel. Per diem, lodging, and travel accommodation are provided in accordance with company policy.
Must be willing to travel 95% of the time including weekends and after-hours.
Key Responsibilities:
  • Serve as direct field supervisor for assigned Control Technicians and Senior DDC Control Technicians, assign daily work, monitor quality and pace against the schedule, and support performance feedback.
  • Lead field execution from installation verification through startup, commissioning, retesting, and turnover readiness; own commissioning readiness determination before functional testing proceeds.
  • Review drawings, sequences, databases, schedules, network architecture, field conditions, equipment submittals, controls submittals, TAB data, and point lists for technical completeness and design-intent alignment.
  • Approve panel wiring as ready for startup, establish field panel wiring standards, identify systemic wiring issues, and coordinate resolution with installers and engineering/design teams.
  • Review and approve calibration records, valve stroking documentation, PID tuning work, commissioning scripts, SCADA/graphics completeness, EPMS validation documentation, and other Senior Technician deliverables.
  • Perform or direct advanced troubleshooting of DDC/BAS programs, sequence conflicts, intermittent electrical faults, communication failures, network architecture issues, and design incongruencies.
  • Generate engineering requests for design conflicts, database issues, sequence problems, field discrepancies, and documentation gaps; manage escalation to project management, engineering, design teams, vendors, or other appropriate parties.
  • Own the issue tracking workflow by ensuring issues are logged, assigned, resolved, retested, and closed with sufficient documentation.
  • Create or approve project-specific QC forms, commissioning documentation templates, MOPs for complex or critical activities, and final field documentation packages before submission.
  • Attend trade coordination meetings, coordinate with facility IT teams and other trades, represent Divcon's technical position onsite, and support the Project Manager with scheduling, resource planning, site logistics, and DivPro updates.
  • Enforce safe work practices, lead pre-task safety planning for complex commissioning activities, and stop work when unsafe conditions are observed.

Qualifications:
  • Minimum 5 years of hands-on experience installing, configuring, commissioning, or leading Building Management Systems / DDC controls work.
  • Advanced DDC/BAS technical knowledge, including HVAC/mechanical systems, central plant sequencing, SOO validation, TAB coordination, QA/QC processes, commissioning processes, and multi-vendor BAS integration.
  • Author/review-level fluency in one or more DDC/BAS platforms such as Tridium Niagara, Delta Controls, Distech, Siemens Desigo, JCI Metasys, Schneider EcoStruxure, or similar.
  • Advanced protocol and network knowledge, including BACnet traffic analysis, Modbus auditing, gateway integrations, IP subnet design, VLAN segmentation awareness, cybersecurity fundamentals, firewall coordination, credentials, and remote access configuration.
  • Demonstrated ability to supervise field teams, coordinate trades, communicate technical positions clearly, and resolve issues while maintaining documentation and schedule discipline.
  • Working knowledge of AEC industry processes and construction documents, including CSI MasterFormat concepts, RFIs, submittals, plans, specifications, controls submittals, and equipment submittals.
  • Ability to own site records, redlines, QA/QC documentation, commissioning documentation, issue tracking, MOPs, and turnover readiness in partnership with the Project Manager.

Experience:
  • Experience leading on-site commissioning activities, supervising technician teams, coordinating installation subcontractors, and managing technical readiness for BMS/DDC projects.
  • Experience resolving complex hardware, software, database, network, sequence, and system performance issues in active construction or operational environments.
  • Experience reviewing and approving QC, Cx, redline, commissioning, issue tracking, MOP, and turnover documentation for completeness and accuracy.
  • Experience collaborating with project managers, engineers, architects, commissioning agents, TAB contractors, IT teams, clients, vendors, and trade partners to resolve technical and coordination issues

Physical Requirements:
  • Ability to travel frequently to job sites by car or plane, up to 85%
  • Ability to stand, walk, and move throughout job sites for extended periods
  • Ability to climb ladders, stairs, and lifts as required
  • Ability to bend, kneel, crouch, and work in tight or confined spaces
  • Ability to lift, carry, and maneuver equipment and materials up to 50 pounds
  • Manual dexterity to handle tools, wiring, and small components
  • Ability to work at heights and in varying indoor and outdoor conditions
  • Ability to wear and work in personal protective equipment when required (hard hat, vest, safety glasses, gloves, and safety-toed boots)
  • Visual keenness to read schematics, labels, and digital displays
  • Ability to visually identify and differentiate wires by assigned color
  • Ability to hear and respond to alarms, equipment sounds, and verbal instructions
  • Capability to safely operate hand and power tools
