Position Description: Job DescriptionProcurement ManagerM. Shapiro Real Estate Group is seeking an experienced and strategic Procurement Manager to oversee purchasing initiatives and vendor relationships across a portfolio. This position is responsible for developing and executing procurement strategies that reduce operating expenses, standardize purchasing practices, negotiate favorable pricing, and ensure consistent quality of goods and services across multiple properties.The Procurement Manager will work closely with Regional Managers, Property Managers, Maintenance Teams, and corporate leadership to streamline expenses, oversee competitive bidding processes, negotiate contracts, and establish preferred vendor partnerships. This role requires regular travel throughout Illinois to visit properties, evaluate vendor performance, and identify cost-saving opportunities.Job Duties• Develop and implement procurement strategies that maximize purchasing power and reduce overall operating expenses.• Analyze spending across the portfolio to identify opportunities for standardization and cost savings.• Negotiate pricing, terms, and service agreements with vendors and suppliers.• Manage the Request for Proposal (RFP), Request for Quote (RFQ), and competitive bidding process for property contracts and capital projects.• Evaluate vendor proposals based on pricing, quality, service, and overall value.• Establish and maintain preferred vendor programs for maintenance supplies, landscaping, snow removal, construction, waste management, utilities, and other property services.• Review existing contracts and recommend renegotiations or rebidding opportunities to improve pricing and service levels.• Monitor contract compliance and vendor performance through regular audits and property visits.• Partner with Operations and Maintenance teams to forecast purchasing needs and ensure timely procurement of materials.• Track procurement metrics, cost savings, contract renewals, and vendor performance.• Ensure procurement activities comply with company policies and applicable laws.• Build strong relationships with vendors while maintaining ethical procurement standards.• Assist with budgeting by providing pricing forecasts and procurement recommendations.• Research new vendors, products, and technologies that improve operational efficiency.• Travel regularly throughout Illinois to support portfolio operations and vendor management. • Adhere to company policies, standard operating procedures, documentation standards, approval processes, communication protocols, purchasing controls, confidentiality expectations, and risk management requirements.• Communicate with internal and external stakeholders promptly and professionally, providing same-business-day responses whenever possible and no later than 24 hours from receipt unless circumstances require escalation or additional research.• Perform other duties as assigned to support operational excellence, resident satisfaction, employee performance, asset performance, compliance, ownership objectives, and company goals.Required Education, Experience, and Credentials• Bachelor's degree in Business Administration, Supply Chain Management, Purchasing, Finance, or a related field preferred.• Minimum of 5 years of procurement, purchasing, sourcing, or contract management experience.• Experience within property management, real estate, construction, facilities management, or multifamily housing is strongly preferred.• Demonstrated success negotiating contracts and achieving measurable cost savings.• Strong analytical, organizational, and project management skills.• Excellent communication and negotiation abilities.• Advanced proficiency with Microsoft Excel and Microsoft Office.• Experience with procurement software or ERP systems preferred; experience with Yardi is a plus.• Valid driver's license and ability to travel throughout Illinois on a regular basis.Knowledge, Skills, and Abilities • Strong negotiation and vendor management skills.• Ability to analyze purchasing data and identify trends.• Excellent financial and budgeting acumen.• Ability to manage multiple projects and deadlines simultaneously.• Strong problem-solving and decision-making skills.• Ability to build collaborative relationships across departments.• High level of integrity and professionalism.• Self-motivated with the ability to work independently.• Demonstrated history of professional leadership, sound judgment, confidentiality, collaboration, organization, follow-through, accountability, and measurable results in • Valid driver’s license, reliable transportation, and ability to travel throughout the assigned portfolio. $85,000.00 - $115,000.00 Annually
