Job Description:

The Residential Assistant Property Mangerassists in the execution of strategic business plans and in leading day-to-day operations for an assigned residential building. The Residential Assistant Manager is a gatekeeper of accuracy and ensures accounting and administrative functions are conducted with precision. The Assistant Manager is a team leader and offers coaching and support to associates. They lead the team by example and ensure service and sales standards exceed customer expectation as well as ensure the property achieves established financial and operational goals. This team leader oversees that all work is carried out in accordance with the company's policies and procedures, and any applicable local, state or federal laws.

What Will YouDo?

  • Maintains and creates monthly A/R duties including but not limited to "Pre- Month End" and "Accounting Month End" reports.
  • Carries out and administrative A/P duties including but not limited to an active purchase order system, coding invoices, and submitting them to the Head Office within the mandated time frame.
  • Oversees, prepares and carries out legal processes, property accounting, weekly reporting, rent collection, delinquency management, Notices to Pay Rent or Quit, evictions, collections, and balanced owed letters.
  • Manages all incoming invoices and prepares them for Signatures / delivery to Head Office.
  • Collaborates with the Service Team. Tracks resident service requests to ensure accuracy and resident satisfaction. Works with the Service Team to ensure an exquisite tour path.
  • Understands every aspect of the customer experience. Offers recommendations and works to find the right solutions. Persistently cares for the level of service each new and existing resident is receiving.
  • Executes a marketing plan and reviews reporting to ensure effective application of resources.
  • Creates and deliver any general notices to the residents.
  • Creates, print and distributes reports required by the office or service team.
  • Creates and produce any forms, notices, marketing collaterals as directed.
  • Creates and deliver notices to vendors.
  • Supports leasing staff by performing all duties of a Leasing Consultant when needed.
  • Helps plan and hosts monthly resident functions.
  • Ensures that office is always clean and that all workstations and filling areas are being kept organized as per company policy. Maintains office inventory and orders supplies as needed.
  • Ensures that the property office is organized and runs smoothly as per company policies and procedures in the absence of the Manager.
  • Responsible for validation of all data entry including prospect, traffic, applications, leases, move-outs, deposits and closing reports.
  • Complies with Company's policies and procedures, safety rules and regulations, and all applicable local, state and federal laws.
  • Successfully complete all training provided by the company with regards to accounting, fair housing, marketing, leasing, customer service, etc.
  • Performs other duties assigned.

What You Bring:

  • Positivity-infused leadership style with the ability to persuade and negotiate well with others.
  • 3 years in Residential Property Management with a proven track record in sales and administrative responsibility.
  • Demonstrated ability to read, write, and communicate effectively in English.
  • Ability to comprehend and complete legal documents, sell and explain apartment features, and answer questions about the property's operation.
  • Demonstrated proficiency in Internet, word processing, spreadsheet, and database management programs to complete required reports and employment documents.
  • Strong proficiency in using property management software, preferably Yardi.
  • Excellent experience in MS Excel, MS Word, MS Outlook and MS Windows.
  • Demonstrates initiative, personal awareness, professionalism, integrity, professional appearance and exercises confidentiality.
  • High School diploma or GED (College degree, preferred) and an employment history that demonstrates the application of property management, sales, marketing, and customer service background sufficient to manage the day-to-day operation of an apartment community.

Salary Range:

$70,000 - $80,000
