Job Title: Property Caretaker - Multi-Estate Properties

Location: Kiss Village

Employment Type: Full-Time / Flexible Hours

Reports To: Estate Manager

Role Summary:

We are seeking a hands-on, reliable, and organized Property Caretaker to oversee the operations and maintenance of three estate properties. This role serves as a key liaison between management and on-site cleaning staff, coordinates with vendors and service providers, and ensures that both the outdoor areas and key facility systems are well maintained. The ideal candidate will be proactive, technically inclined, and capable of managing both day-to-day upkeep and small-scale projects.

Key Responsibilities:

  • Maintain cleanliness and orderliness of all exterior areas including home entrances, walkways, drains, landscape elements (when needed), outdoor sculptures, and grills.

  • Keep the pool and surrounding area-including garage, pool house, deck, and grill-clean, safe, and guest-ready.

  • Understand and monitor essential house systems (alarm, water, heat, HVAC, electrical) and perform basic troubleshooting when necessary.

  • Perform minor repairs and routine maintenance across properties.

  • Manage and coordinate garbage disposal services for all properties.

  • Receive and coordinate deliveries, ensuring items are properly distributed or stored.

  • Communicate management instructions to cleaning staff and ensure tasks are completed as directed.

  • Coordinate with vendors and contractors, providing access and overseeing on-site work.

  • Assist with lifting, moving, and setting up furniture or equipment as needed.

  • Manage and complete small projects as assigned by management (e.g., organizing storage, setting up seasonal items, light carpentry, cleaning golf carts or painting).

  • Maintain flexibility in schedule to accommodate the needs of the properties, including occasional weekend or after-hours availability.

Qualifications:

  • Previous experience in estate/property maintenance, operations, or coordination preferred

  • Excellent organizational, multitasking, and communication skills

  • Working knowledge of mechanical systems such as HVAC, plumbing, electrical, and alarm systems

  • Ability to manage small projects from start to finish, including planning and hands-on execution.

  • Reliable, discreet, and trustworthy with a strong work ethic.

  • Physically capable of lifting and assisting with household items and manual labor tasks.

  • Professional demeanor and comfort working in private home environments.

  • Valid driver's license and reliable transportation (travel between properties is required).

  • Flexible and adaptive to changing schedules and priorities.

Schedule & Compensation:

  • 8 hours a day excluding 1 hour break, 40 hours a week. Dynamic schedule depending on the needs of the properties. Schedule is sent out monthly.

The anticipated compensation range is

Actual compensation will be determined based on various factors including qualifications, education, experience, and location. The pay range is subject to change at any time dependent on a variety of internal and external factors.
