WinnCompanies is looking for anย Assistant Property Manager to join our team at The Knolls Apartments, a 260-unit affordable housing community located inย Orange, CA.
ย 
In this role, you will support the Property Manager in managing all aspects of the community, including leasing, accounts receivable, accounts payable, service requests, and customer service.
ย 
The pay range for this role is $24.00-$26.00 per hour dependent on experience. Additionally, the selected candidate will typically work: Monday through Friday, from 8:00 AM to 5:00 PM.

Responsibilities:
  • Monitor collections and post rent payments.
  • Enforce the collection policy and initiate legal action when required.ย 
  • Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, recertifications and negotiating lease renewals.ย 
  • Provide exceptional customer service.ย 
  • Respond timely to resident issues and complaints promoting positive resident relations.ย 
  • Assist in all facets of physical and financial Management as needed and assigned.ย 
  • Act as Property Manager in absence of the Manager for specified amounts of time.ย 
  • Prepare financial reports for the Property Manager as well as resident correspondence and recertification notices.ย 
  • Monitor the flow of accounts payable from issuing purchase orders to processing invoices.
Requirements:
  • High school diploma or GED equivalent.
  • 1 - 3 years of relevant property management experience.ย 
  • 1 year of supervisory / managerial experience.
  • Experience with LIHTC (Low Income Housing Tax Credit)
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Proficient with web-based applications and various computer systems, such as Microsoft Office.ย 
  • Outstanding verbal and written communication skills.ย 
  • Excellent customer service skills.ย Superb attention to detail.
  • Adaptable to change.
  • Ability to multi-task in a fast-paced office environment.
  • Ability to work with a diverse group of people and personalities.
Preferred Qualifications:ย 
  • Associate's degree.
  • Experience with LIHTC and HUD.
  • Bilingual in English and Spanish.
  • Good understanding of the certification / recertification process.
  • Experience with Yardi or RealPage property managementย software.
