Job description

As theย Customerย Care Specialist, you will play a crucial role at GHP.ย Your missionย willย be toย create the greatest possible living experience.ย ย You will serve as the first point of contact for all resident interactions onsite.ย As a successful Customer Care Specialist, you willย demonstrateย a professionalย and friendly personality,ย with anย uncompromising desire to deliver an exceptional resident experience.ย This position isย full-time, andย isย not exempt from overtime.ย 

REPORTS TO:ย ย Assistant Community Manager

ESSENTIAL JOB DUTIES:ย 

  1. Customer Service:ย ย 

  • Act as first level of contact for all resident inquiries, serviceย requestsย and concerns.ย ย 

  • Create a sense of community and an outstanding living experience for residents.ย 

  • Resolution driven andย promotesย positive, proactive resident relations.ย 

  • Mediateย residentsโ€™ย conflicts and provide recommended alternative solutionsย to management for consideration.ย 

  • Efficiently handle resident requests and complaints.ย 

  • Contribute to resident retention efforts through service delivery and participation in resident events and resident outreach.ย ย 

  • Assistย with all inquiries,ย including move-in process, resident requests, follow-up, administration, renewalย processย and move-out process.ย 

  • Demonstrate service excellenceย by being a role model forย company values,ย our employee promise, policies andย initiatives.ย 

  1. Sales and Marketing:ย ย 

  • Plan and host community events.ย 

  • Utilize social media outlets (YELP, Google, Facebook etc.) to engage residents as assigned.ย 

  • Contribute to the resident renewal process by acting in a sales capacity to present renewal options to residents.ย 

  1. Operations:ย 

  • Contribute to the cleanliness and curb appeal maintenance of the property by inspectingย the propertyย common areaย and resident amenitiesย daily and reportingย toย the Service Team any areas that need to be cleaned.ย ย 

  • Conduct patio and balcony compliance inspections to ensure these meet the GHP exterior standards.ย 

  • Prepare notices for residents in accordanceย toย lease and Fair Housing requirements as instructed by the Community Manager.ย 

  • Generate maintenance work orders and followย upsย with the Serviceย Team for status and completion.ย 

  • Effectively communicateย with residents on the status of maintenance work orders placed.ย 

  • Log all residentย activity.ย 

  • Maintain thorough knowledge of specifications and community policies.ย 

  • As needed,ย participateย in rent delinquency prevention efforts by reaching out to late residents and ensuring these post paymentsย to their account as soon as possible.ย 

Core Competencies and Professional Requirements:

  • Desire to deliver an exceptional resident and colleague experience in a fast-paced, high-energy environment.
  • Personable, positive, team-oriented mindset.
  • Ability to multitask, work independently, manage competing requests and priorities.
  • High school diploma or equivalent experience.
  • 1-3 yearsโ€™ experience in customer relations within Property Management or similar industry and or 2-3 years combination of customer relations in retail, hospitality property management preferred.
  • Knowledge of Fair Housing preferred.
  • General computer skills required.

Physical Requirements:

  • Regular and physical attendance is required.
  • Frequently move/traverse, ascend/descend stairs in/around apartment homes and community.
  • Constantly positions self to bend, stoop, reach, lift.
  • Occasionally lift/move/carry up to 25lbs with/without assistance.
  • Frequently lift/move/carry 5lbs.
  • Constantly communicate, converse and exchange information with coworkers, vendors, residents and visitors
  • Ability to remain in a stationary position for extended periods of time.
  • Constantly operates computer, 10-key and other office productivity machinery.
  • Constantly works in low to moderate noise levels.
  • Constantly works in outdoor weather conditions.

COGNITIVE OR MENTAL REQUIREMENTS:

  • Reading;

  • Ability to communicate clearly
  • Ability to deal with complex issues; and
  • Attention to detail.

ELIGIBILITY REQUIREMENTS:

  • Must have unrestricted work authorization to work in the United States; and
  • Must be willing to submit to a background investigation.
