Job description

Curo Pet Care (“Curo”) is a rapidly scaling, privately owned veterinary hospital platform headquartered in San Francisco. We are a team of entrepreneurs and doctors deploying our own capital to elevate the veterinary industry through operational excellence and best-in-class hospital facilities.

Curo is currently a family of 75+ highly profitable hospitals across the United States. We have completed over 30 ground-up de novo veterinary hospital developments in recent years and maintain an active national pipeline of new builds and large-scale renovations.

Our facilities strategy is a core competitive advantage. We design and construct modern, highly functional veterinary hospitals (typically 3,000–5,000 square feet) in premier neighborhoods and growth markets nationwide.

We are seeking an experienced, high-accountability leader to own and scale our real estate and construction function.


Role overview:

The Vice President of Real Estate & Construction leads Curo's entire construction and development function across a national, multi-market portfolio. Reporting directly to the CEO as a member of the executive team, the VP owns the full capital program, carrying P&L-level accountability for the portfolio's construction budget and building the internal team that delivers ground-up and renovation projects on time, on budget, and to a consistent, high-quality standard. You will hire and develop the construction team, own capital planning across the portfolio, and serve as the executive accountable to leadership for how fast and how well Curo builds. Real estate (site diligence, lease execution, landlord coordination) sits inside the role to feed the build pipeline, but construction delivery and organizational leadership are the center of gravity.


As our VP of Real Estate & Construction, you will:

Build & Lead the Function

  • Build, hire, and lead Curo's internal construction and development team as the portfolio scales nationally
  • Set the organizational structure, roles, and hiring plan needed to support Curo's growth targets
  • Mentor and develop team members; establish the standards, processes, and playbook the function runs on
  • Serve as the executive accountable to leadership for construction delivery across all markets

Own the Capital Program & P&L

  • Carry P&L-level accountability for the portfolio's construction and capital budget
  • Own capital planning across the national portfolio—prioritizing spend against growth targets and forecasting the multi-market pipeline
  • Develop and manage project-level and portfolio-level financial reporting for the executive team and board
  • Hold full responsibility for cost, schedule, and financial performance; ensure all budget deviations are pre-approved and documented

Portfolio & Execution Leadership

  • Direct all construction projects from feasibility and planning through close-out and turnover across a national portfolio
  • Own the master development and construction timeline across all de novo and renovation projects
  • Oversee multiple concurrent builds across markets, holding partners and teams to schedule and budget
  • Maintain strict cost discipline and change order control

Design & Development Oversight

  • Manage relationships with architects, engineers, designers, expeditors, and consultants
  • Lead bidding processes, contractor selection, and contract negotiations across diverse jurisdictions
  • Refine Curo's facility design standards and development playbook to enable rapid, repeatable openings
  • Ensure brand consistency, operational efficiency, and scalability in all builds

Real Estate & Site Delivery (Supporting)

  • Oversee site diligence, lease execution, and landlord coordination that feed the construction pipeline
  • Coordinate work letters, tenant improvement allowances, and delivery conditions to protect project timelines and budgets

Financial & Risk Accountability

  • Hold full accountability for capital project financial performance across the portfolio
  • Anticipate, mitigate, and manage construction, entitlement, and site delivery risks
  • Ensure all budget deviations are pre-approved and documented
  • Provide clear executive-level reporting on cost, risk, occupancy, and schedule

Regulatory & Compliance Management

  • Oversee permitting, approvals, Certificates of Occupancy, and inspections across multiple jurisdictions
  • Ensure compliance with local, state, and federal building codes
  • Maintain OSHA safety compliance and enforce site safety standards
  • Ensure adherence to healthcare-related facility requirements where applicable

Stakeholder & Team Leadership

  • Serve as the primary face of Curo during project meetings with doctors, partners, landlords, and vendors
  • Build and lead an internal real estate and construction function as the portfolio scales
  • Develop and maintain strong subcontractor, general contractor, and vendor relationships nationally
  • Coordinate internal stakeholders to remove bottlenecks and maintain timelines
  • Mentor and develop internal team members within the real estate and construction function


Desired Qualifications and Experience:

  • Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred
  • 10+ years of progressive experience in real estate development or construction project management
  • Proven experience leading multiple concurrent ground-up commercial projects
  • Strong expertise in budgeting, scheduling, contract negotiation, and risk management
  • Demonstrated success delivering projects within tight cost and schedule constraints
  • Experience managing national vendor networks preferred
  • Healthcare, veterinary, or medical office construction experience is a plus
  • Proficiency with project management software (e.g., Smaretsheet, Procore), and familiarity with design tools (AutoCAD, Revit, SketchUp)
  • Strong communication skills with ability to operate at executive and field levels
  • Willingness to travel up to 25%
  • Experience working in the veterinary or healthcare industry is a plus
