Location: Marietta, GA

Position Summary
The Assistant Project Manager supports the successful delivery of B2 projects by owning key portions of documentation, procurement, project buyout, schedule coordination, cost control support, change order management, and closeout, with an emphasis on B2's federal government construction environment, where precision, schedule compliance, and risk management have significant importance. Procore experience is required, and candidates must have high computer literacy.
This role works closely with the Project Manager or Senior Project Manager, Superintendent, subcontractors, owners, and design teams to keep work moving, issues resolved, and project records audit-ready.
Key Responsibilities
Contract,and Project Documentation
  • Compile and organize subcontracts, subcontract exhibits, purchase orders, schedule of values, drawings, RFIs, submittals, and change orders so information stays current and accessible.
  • Lead day-to-day document control in Procore and B2's shared drive, ensuring documents and their status always stay current and follow internal SOPs.
  • Draft and track correspondence, logs, and status reports that support compliance and defensibility.
  • Help the project team monitor durations to identify delays early, then notify the party causing the delay and reference contract language to support delay claims.

RFIs, Submittals, and Issue Resolution
  • Develop/coordinate RFIs and submittals, track status, follow up aggressively, and keep the field informed.
  • Coordinate responses with designers/owners and ensure approved submittals are distributed to the field.
  • Engage the owner, subcontractor, AE team, or even B2 if the party is late on their submittal submission or review.

Scheduling, and Trade/Vendor Coordination
  • Assist in creating and updating project schedules and look a heads; coordinate deliveries, dependencies, and schedule impacts.
  • Proactively identify slippage/constraints and elevate risks early with recovery options. Must be comfortable engaging anyone on the project team who is causing delays.

Budget Tracking, Cost Control, and Pay Applications
  • Support basic budget tracking and cost code discipline; support buyout decisions, bid comparisons, and monthly cost reporting.
  • Assist with pay applications for accuracy and support subcontractor invoice tracking/backup.

Change Orders, and Scope Management
  • Help manage the change order process: prepare backup, log status, track approvals, and ensure changes flow through budget/schedule/project records.
  • Support field-driven change documentation and time impact narratives when needed.

Client, Design Team, and Subcontractor Communication
  • Participate in project meetings; prepare agendas/minutes, track action items, and handle routine communications professionally.
  • Maintain strong follow-through with clients, designers, and subcontractors.

Quality, and Safety Support
  • Assist in tracking inspections, deficiencies, corrective actions, and documentation that reinforces quality/safety requirements.
  • Coordinate with the field team to ensure documentation supports contract compliance (particularly important in federal work).

Project Closeout
  • Help manage punch lists, final inspections, and collection and delivery of closeout docs (O&Ms, warranties, as-builts, training materials).

Requirements
Education, and Experience
  • Bachelor's degree in Construction Management, Engineering, or related field (or equivalent experience).
  • 2 to 5+ years of experience in project engineering, project coordination, or APM-type duties in commercial, industrial, or federal construction.
  • 3+ years of experience working for a commercial general contractor
  • Strong understanding of 48 division CSI codes and their application and use in a commercial construction setting.
  • Project budget management utilizing the baseline budget, broken down by cost codes

Technical, and Software Skills
  • Procore experience required.
  • Procore certifications and other construction-related certifications are a major plus.
  • Must be very computer literate with strong Microsoft Office skills.
  • Monday.com or similar workflow software experience is helpful.
  • Must be very proficient in reading plans, specifications, managing logs, assembling backup, and learning new systems quickly.

Industry Knowledge, and Competencies
  • Strong understanding of project delivery basics: submittals/RFIs, procurement, scheduling coordination, pay apps, change orders, and closeout.
  • Ability to manage multiple priorities with high accuracy and urgency without sacrificing quality.

Strong Candidate Preferences:
  • Experience supporting mechanical scopes (boilers, chillers, pumps, piping) and/or general construction scopes (site/civil, interiors, historical work)
  • Demonstrated success in fast-paced environments with high accountability, organizational, and documentation standards.
  • Federal government construction project experience preferred (documentation discipline, compliance mindset, FAR, VAAR, DFARS knowledge, change management rigor).
  • Department of Veterans Affairs healthcare construction experience is a strong plus.
  • Department of Defense construction experience is a strong plus.
  • On Screen Takeoff (OST) and QuickBid experience is a strong plus.
  • Proficiency with Microsoft Project and building a working schedule with proper logic, tie, resource, and cost loading is a very strong plus.
