General Job Description
Job Summary
IES Residential is seeking an experienced and results-driven Project Manager to oversee and manage single-family residential construction projects in the Frankford, Delaware market. The Project Manager is responsible for leading projects from planning through completion, ensuring all work is performed safely, efficiently, on schedule, within budget, and in accordance with company standards and customer expectations.
This role serves as the primary liaison between builders, field personnel, vendors, and internal teams, ensuring seamless project execution and successful project delivery.
Key Responsibilities
Project Management & Execution
  • Manage all phases of single-family residential construction projects from pre-construction through final completion.
  • Develop, maintain, and monitor project schedules to ensure construction milestones are achieved.
  • Coordinate project startup activities, including scope reviews, site readiness verification, and resource planning.
  • Oversee material procurement and delivery schedules to support uninterrupted project progress.
  • Review construction plans, specifications, and builder requirements to ensure project compliance.
  • Manage project documentation, change orders, Requests for Information (RFIs), and project records.
  • Monitor project budgets, labor productivity, and overall financial performance.
  • Coordinate with field supervisors, construction managers, and branch personnel to ensure efficient project execution.
  • Track project progress and proactively address scheduling, manpower, material, or quality concerns.
  • Ensure all inspections, testing requirements, and builder quality standards are met.
  • Lead project closeout activities, including punch list completion, final documentation, and turnover requirements.
  • Maintain accurate project reporting, forecasting, billing support, and job cost tracking.
  • Perform additional duties and responsibilities as assigned.

Communication & Collaboration
  • Serve as the primary point of contact for builders, customers, vendors, and internal stakeholders.
  • Lead project meetings and progress reviews while communicating project updates and deliverables.
  • Collaborate with branch operations, purchasing, warehouse, and field teams to support project success.
  • Provide timely updates regarding schedules, materials, labor, budget performance, and project status.
  • Foster positive working relationships with builders, subcontractors, suppliers, and field personnel.
  • Support branch initiatives and operational goals as required.

Safety & Quality
  • Promote and enforce all company safety policies and procedures.
  • Ensure compliance with OSHA standards, builder requirements, and company quality expectations.
  • Conduct regular jobsite visits to monitor safety, quality, and project progress.
  • Identify and resolve project issues before they impact schedules, budgets, or customer satisfaction.
  • Work closely with Quality Control teams to ensure consistent workmanship and installation standards.

  • High School Diploma or GED required; Associate's or Bachelor's degree in Construction Management, Business, or a related field preferred.
  • Minimum of 5 years of experience in residential construction project management.
  • Experience managing single-family residential construction projects preferred.
  • Strong knowledge of residential construction processes, scheduling, budgeting, and project controls.
  • Proficiency in Microsoft Office Suite, including Excel, Word, Outlook, and MS Project.
  • Experience with construction management software and builder portals preferred.
  • Strong organizational, leadership, communication, and problem-solving skills.
  • Ability to read and interpret construction drawings, specifications, contracts, and project schedules.
  • Ability to manage multiple projects simultaneously in a fast-paced environment.
  • Strong customer service and relationship management skills.
  • Willingness to travel within branch and regional territories as needed.
  • Valid driver's license required and must meet Company driving standards.
  • Successful completion of a background screening and drug screening is required.

  • Combination of office environment and active residential construction job sites.
  • Prolonged periods of sitting and working on a computer.
  • Frequent standing, walking, bending, reaching, climbing stairs, and navigating active construction sites.
  • Ability to occasionally lift and carry up to 25 pounds.
  • Ability to safely navigate uneven terrain and unfinished homes.
  • Exposure to varying weather conditions, construction noise, dust, and other site-related conditions.
  • Visual ability to inspect plans, construction work, and jobsite conditions.
  • Fast-paced environment requiring frequent communication with builders, field personnel, vendors, and project stakeholders.
