The Senior Service Project Manager is responsible for overseeing Service Project Managers and all aspects of the project and be responsible for managing the project costs, field labor, subcontractors/vendors and delivering a quality, safe and on time project, under budget, exceeding customer's expectations. First Line ownership/accountability/responsibility of the project(s) with no excuses.


  • Manage Service Project Managers.
  • Champion of project safety.
  • Maintains a safe and secure work environment through maintaining safety meetings, incident investigations and employee involvement.
  • Total responsibility of executing a project through the project life cycle.
  • Provides key leadership and responsibility for planning and all trades to ensure work meets or exceeds code & project requirements, under budget and on time installation.
  • Ensures compliance with state, local, and federal legal requirements and operates the project office with the highest business ethics.
  • Ensures the quality of work to corporate standards and project requirements.
  • Conducts and documents operational project meetings (Hand-Off Meeting, Kick-Off Meeting, etc.) with appropriate parties and in timely manner.
  • Negotiates and prepares vendor and subcontractor purchase orders and evaluates submittals to reflect contract drawings, specifications and estimate.
  • Performs project set up, job costing system with labor, material, other and subcontracts cost codes.
  • Submits to business unit operations manager for approval.
  • Conducts monthly reports and cost reviews, capturing deviations from plan or schedule early and keep all project team members, business unit operations manager and business unit manager informed in order to bring the job in on time and under budget.
  • Meets or exceeds all financial budgets and labor productivity goals.
  • Drives cash flow by establishing front-loaded schedule of values, timely & accurate billing, and collection of payment and cash management of subs.
  • Responsible for obtaining and coordinating appropriate lien waivers, state notifications and tax documentation as required.
  • Responsible for coordinating and quality assurance of project detail drawings.
  • Estimates change orders and submits to Vice President for approval prior to submitting to customer.
  • Daily project requirement includes but not limited to: attends jobsites meetings, schedules deliveries, performs project site documentation, reviews jobsite labor reports with supervision, tool/equipment rental requisition, coordinates job progress, material and consumables requisitions, preparation and tracking of request for information, assists supervision with permitting and inspections, approves vendor/sub invoices, status reports, monthly billings and collections.
  • Builds and maintains strong customer relations with general contractor, subcontractors, vendors and owner, assuring customer satisfaction with a "can-do attitude".
  • Monitors status of Risk Management, including ensuring proper Notice to Proceed, C.O.'s, contracts, Certificate of Insurance and Bonds.
  • Accountable for productivity, safety, and theft.
  • Identify and develop field personnel including workers, foreman, and superintendent.
  • Verification of quality, accuracy, delivery, and installation of fabrication and equipment, assuring product meets project plans, specifications, and local code requirements.
  • Finalizes O&M and start-up manuals.
  • Coordinates Start-up and commissioning process.
  • Calls for a final inspection certificate.
  • Works with supervision to complete punch list and prepares As-Builts drawings.
  • Prepares and sends Customer Warranty Letter.
  • Conducts Owner Orientation as required.
  • Collects payments and retainage, closes project financials and files & stores documentation.

Required Education, Experience, and Qualifications
  • 4 Year Degree in Construction Management or applicable fieldwork experience in Plumbing.
  • Minimum 10+ year's verifiable Project Management experience working for a mechanical subcontractor in the areas of commercial HVAC and Plumbing.
  • Must have verifiable experience in working on various projects at a time (University buildings, etc).
  • Effective verbal and written communication skills.
  • Detail-oriented and willing to tackle various ongoing projects in a fast-paced environment.
  • Versed in the industry and the Company's competitors.
  • Ability to multitask and perform duties outside of the scope of work when necessary.
