We're looking for an Asset Manager to join our team in the Pacific Northwest Region supporting Seattle and Bellevue - someone who thrives on solving complex problems, driving operational excellence, and building strong partnerships that deliver results.
In this role, you'll:
- Provide programmatic and administrative asset management services across a diverse portfolio in Seattle and Bellevue
- Implement industry best practices within new and existing assets to drive overall program consistency and elevate performance
- Collaborate with diverse stakeholder groups and work closely with third-party property management partners to ensure satisfactory service delivery
- Tackle real challenges - from standardizing operations across multiple assets to building relationships that drive accountability and results

Key job responsibilities
- Provide guidance and oversight to property management teams, ensuring Class A service delivery across tenant relations, finance, vendor management, and building operations - including property walks, A/R reviews, lease documentation accuracy, invoice approvals, and incident management
- Oversee property management for owned Amazon-occupied corporate assets, owned non-Amazon occupied assets, and sub-leased non-Amazon occupied assets
- Support retail leasing activities including negotiations, amendments, renewals, and terminations; coordinate with Legal and Finance on timely execution and compliance
- Partner with Community Activation on local events and activations in public-facing spaces
- Partner with Finance on budget cycles (OP1/OP2), invoice and PO approvals, controllership activities, accruals, and financial reporting deadlines
- Drive consistency across third-party property management and brokerage teams through process improvements, best practices, and performance measurement tools
- Inform and evaluate third-party budget inputs; track financial performance to budget
- Track capital project timelines and critical dates to ensure budget alignment and identify risk
- Ensure consistent retail performance evaluation and reporting; use data to identify trends and remove roadblocks
- Ensure compliance with company policies
A day in the life
Your primary focus is ensuring our properties across Seattle and Bellevue look, feel, and operate at a Class A standard every day. You connect the dots between property management partners, tenants, finance teams, and internal stakeholders to keep everything running smoothly.
A typical day includes morning property walks, reviewing rent statements, accounts receivable, invoices, and purchase orders for accuracy

You'll review Letters of Intent and lease agreements, provide business comments, coordinate incident and outage responses, and join project check-ins with vendors and finance partners on budget deliverables. Beyond the routine, you'll tackle tenant disputes, vendor performance issues, and process gaps requiring creative solutions.

This role supports Pacific Northwest operations. Global leads for Engineering and Community Activation provide specialized support to our region, and our finance partners collaborate with you on budgets, forecasting, and reporting.
This role also collaborates with cross-functional teams including Environmental Health & Safety, Portfolio Management, Sustainability, and Engineering

You'll partner with third-party property management firms, legal teams, and corporate security services. Your customers are Amazon teams and external commercial tenants, and your job is ensuring a seamless, high-quality experience.
