Compensation & Benefits
Base Pay: $20-$25 per hour (depending on experience and market)
Commission Structure:
  • $250 per move-in
Schedule on Assignment:
  • Monday – Friday: 8:00AM – 5:00PM
  • Saturday: 10:00AM – 2:00PM
  • Sunday: Flexible hours as needed to meet leasing demand
Time Off: Approximately 1 day earned per full week worked
Overview
The National Leasing Specialist plays a critical role in driving occupancy, executing targeted marketing strategies, and stabilizing underperforming assets across our national portfolio.
This position is designed for high-performing leasing professionals who thrive in fast-paced environments and can quickly adapt to new markets, teams, and property conditions. Assignments typically last 4–8 weeks and may consist of multiple properties within a portfolio.
This role is ideal for someone looking to elevate their leasing career, gain exposure across multiple markets, and directly impact asset performance through aggressive leasing execution, strategic outreach, and strong operational discipline.
Key Responsibilities
Leasing & Sales Execution:
  • Manage the full leasing lifecycle from initial prospect inquiry to lease signing and move-in.
  • Conduct compelling property tours that effectively highlight unit features and community benefits.
  • Execute consistent follow-up via phone, email, and text to convert leads into leases.
  • Prepare leases, process applications, and complete resident screening in compliance with company policies.
  • Maintain accurate documentation of all leasing activity within CRM and property management systems.
  • Serve as the primary point of contact for prospects, overcoming objections and driving urgency.
Daily Outreach & Marketing Execution:
  • Implement structured daily outreach plans targeting local businesses, universities, and community organizations.
  • Develop and maintain referral relationships to drive qualified traffic.
  • Execute online marketing strategies, including posting and refreshing listings on Apartments.com, Zillow, Craigslist, Facebook Marketplace, and similar platforms.
  • Manage social media engagement by creating content, responding to inquiries, and driving traffic.
  • Plan and execute on-site marketing events, pop-up leasing booths, and resident engagement initiatives.
Renewals & Resident Retention:
  • Proactively communicate with residents regarding upcoming renewals and incentives.
  • Conduct renewal outreach via calls, email, and in-person follow-up.
  • Partner with on-site teams to address concerns impacting retention.
  • Support resident satisfaction initiatives and community-building efforts.
Reporting & Accountability:
  • Complete detailed Daily Leasing Reports outlining outreach efforts, tours, conversions, and performance metrics.
  • Maintain accurate lead tracking to ensure no prospect goes unmanaged.
  • Provide weekly leasing insights and recommendations to property and regional leadership.
  • Ensure all compliance documentation and move-in procedures are completed accurately and on time.
Scorecard Metrics

About You
  • 1–2+ years of leasing, sales, or property management experience.

  • Strong verbal and written communication skills.
  • Proficient in property management software (Yardi, Entrata, KnockCRM, or similar preferred).
  • Comfortable executing both digital and grassroots marketing strategies.
  • Organized, detail-oriented, and disciplined with follow-up.
  • Willing and able to travel for extended periods (10-15 days per assignment).
  • Able to work a flexible schedule including weekends as leasing demand requires.
