Gaines Investment Trust is seeking an experienced Community Manager to lead operations at Country Club at Valley View Apartments in Las Vegas, Nevada.
This opportunity is ideal for a strong leader who is passionate about developing high-performing teams, driving operational excellence, maximizing financial performance, and creating an exceptional resident experience. As Community Manager, you'll oversee every aspect of the property's daily operations while partnering with regional leadership to ensure the community achieves its operational and financial goals.
What You Will Do
  • Oversee all day-to-day operations of the apartment community
  • Hire, train, mentor, and develop high-performing team members
  • Supervise office and maintenance staff to ensure operational excellence
  • Lead, coach, and motivate the onsite team to achieve leasing, financial, and customer service goals
  • Foster a positive, professional, and collaborative work environment
  • Conduct performance reviews and provide ongoing coaching and feedback
  • Maintain exceptional curb appeal and overall property presentation
  • Ensure timely rent collection and effective delinquency management
  • Oversee service requests and ensure work orders are completed promptly and professionally
  • Coordinate apartment turns to ensure homes are move-in ready and meet company standards
What You Will Also Do
  • Assist in preparing annual operating budgets and monitor monthly financial performance
  • Analyze financial reports and identify opportunities to improve property performance
  • Partner with marketing and leasing teams to drive qualified traffic and increase occupancy
  • Optimize rental rates while maintaining strong occupancy based on market conditions
  • Monitor resident satisfaction and proactively resolve concerns to build a strong community reputation
  • Ensure compliance with Fair Housing laws, company policies, and operational procedures
What You Will Bring
The ideal candidate will have 3+ years of Community Manager experience, preferably managing larger multifamily communities, along with:
  • Previous multifamily property management experience is required; candidates without direct experience will not be considered
  • Proven leadership and team development skills
  • Strong communication, coaching, and conflict-resolution abilities
  • Experience managing budgets, financial reporting, rent collections, and overall property performance
  • Strong organizational skills with the ability to prioritize multiple responsibilities and act with urgency
  • Proficiency with Microsoft Office and Yardi
  • Professional appearance and commitment to exceptional customer service
  • Valid driver's license and reliable transportation
  • Flexibility to work extended hours, weekends, holidays, and respond to emergencies when needed
