How You'll Contribute to the Team:
The Maintenance Supervisor uses advanced knowledge of residential maintenance operations to perform maintenance and repair work and to mentor, train, and direct the work of Maintenance Technicians. This role is accountable for physical operations, preservation, and maintenance of the asset in accordance with SOPs and budget guidelines, ensuring timely completion of work at quality standards. The ability to establish positive, productive working relationships with team members and vendors and to provide residents an exceptional customer experience and quality living environment is at the forefront of this role.
Primary Responsibilities Include:
  • Provide high quality customer service to all residents by responding to maintenance requests in a timely and professional manner, maintaining a clean workspace in the residents' home, and performing quality work.
  • Use and follow safety guidelines for tools and equipment and demonstrate on a regular basis operational knowledge of these products.
  • Plan, organize and direct maintenance personnel, assigning work orders, and make-ready activities including move-in/move-out inspections, as well as 24/7 emergency maintenance schedule.
  • As a working supervisor, train and support maintenance technicians, assisting in all maintenance projects, repairs, and Community activities.
  • Process all maintenance orders and maintain adequate inventory control within budgeted guidelines. Forecast potential expenses based upon current operating conditions.
  • Assist management in the creation and implementation of an effective preventative maintenance plan. Perform regular physical property inspections to ensure proper maintenance and upkeep of all assets.
  • Monitor compliance with Company SOPs and federal and state regulations. Ensure the successful execution of all company safety and environmental policies and procedures.
  • Solicit and evaluate maintenance contract proposals.
  • Other duties as assigned.

Role Specific Requirements Include:
  • High school education or equivalent level of competence in English and mathematics is required, technical school training strongly preferred.
  • Minimum 6 years' experience in multi-family housing maintenance or similar industry with 1 year of supervisory or coordination experience required.
  • Certification or comparable experience in four or more trades including: plumbing, electrical, appliance repair, carpentry, masonry, HVAC and building construction; Demonstrable expert level knowledge and use of tools and equipment for specific trades.
  • EPA Type I and II certification and basic training for LBP and mold; Demonstrable knowledge of OSHA regulations.
  • Demonstrated ability to organize individual and team activities to ensure operations are highly productive and meet or exceed business goals.
  • Strong interpersonal skills, leadership ability, conflict resolution and staff development skills required.
  • Proven success in budgeting and expense control. Ability to oversee capital improvement projects up to $10,000.
  • Computer proficiency, including working knowledge of word processing, Excel, and database applications; familiarity with Entrata or Yardi property management software a plus.
  • Required to provide and maintain own basic hand and power tools related to work requirements.
  • May be required to wear a respirator, in accordance with the respiratory protection program, after passing a medical exam and fit test.
  • Valid driver's license is required.
  • Use of personal vehicle with mileage reimbursement required.

The salary range for this position is estimated to be $32 to $43 per hour, depending on experience, skills, qualifications, and work location.
