Position Overview
The Community Leasing Manager is responsible for the management of the leasing function and day-to-day leadership of the onsite leasing team, including oversight of leasing strategy, team performance, and operational execution to achieve occupancy, conversion, and revenue goals for the assigned property.
This role serves as a key business leader for leasing performance, directing and overseeing the work of Leasing Associates and Community Concierges on a regular and ongoing basis. The Community Leasing Manager exercises independent judgment in developing and executing leasing and marketing strategies, analyzing performance data, and driving initiatives that impact property success. The Community Leasing Manager is accountable for ensuring leasing operations are executed effectively, aligning team performance with company standards, and maintaining compliance with all applicable policies and legal requirements.
What You Will Do
Leadership and Staff Management:
  • Direct and oversee the work of leasing staff, including Leasing Associates and Community Concierges, on a regular and ongoing basis, including creating their schedules.
  • Provide day-to-day coaching, and direction to ensure team performance, accountability, and development.
  • Actively participate in hiring decisions, including interviewing candidates and providing recommendations in final hiring determinations.
  • Provide input into performance evaluations, disciplinary actions, and termination decisions with recommendations given significant weight.
  • Lead training and onboarding of leasing staff to ensure consistent execution of leasing standards and processes.
  • Monitor team performance and implement strategies to improve productivity, conversion, and customer experience.

Leasing Strategy & Business Ownership:
  • Own leasing performance outcomes, including occupancy, traffic conversion, and revenue contribution for the property.
  • Develop and implement leasing and marketing strategies, exercising independent judgment on pricing, promotions, and outreach initiatives.
  • Analyze leasing trends, traffic, and performance data to adjust strategies and drive results.
  • Partner with the Property Manager to align leasing strategy with broader property and financial goals.

Marketing & Execution Oversight:
  • Oversee the execution of marketing campaigns, events, and outreach initiatives to support leasing objectives.
  • Ensure marketing efforts are aligned with brand standards and business goals.
  • Direct the team in the execution of leasing activities, ensuring consistency and effectiveness.

Operations & Compliance:
  • Manage the daily operations of the leasing function, ensuring efficiency, compliance, and alignment with company standards.
  • Ensure adherence to all company policies, procedures, and legal requirements.
  • Maintain accountability for accurate and timely leasing and marketing reporting.
  • Provide leadership oversight during peak operational periods, ensuring execution is carried out effectively by the leasing team.

Collaboration & Special Projects
  • Partner with the Property Manager and cross-functional teams on initiatives impacting leasing performance and resident experience.
  • Contribute to special projects, process improvements, and operational initiatives as assigned.
  • Complete assigned HR/People Operations-related responsibilities.

Other:
  • Must be available for additional hours including evenings and weekends as needed based on business needs.
  • Provides oversight for leasing operations during peak periods, ensuring smooth execution of move-ins, move-outs, and turnover activities are executed by the team.
  • Must be able to occasionally lift and move objects up to 50 pounds as situations may require.This may include bending, stooping, and lifting throughout the workday.

Ideally, You'll Have
  • High School graduate; college degree preferred but not required
  • 2 years of experience in property management or a related field
  • Proven track record of driving leasing performance, including occupancy, traffic conversion, and revenue outcomes
  • Demonstrated ability to lead, coach, and influence team performance to achieve business goals
  • Experience participating in hiring, training, and performance management of team members
  • Strong ability to analyze performance data and translate insights into actionable leasing and marketing strategies
  • Demonstrated ability to exercise independent judgment and decision-making in a fast-paced, customer-facing environment
  • Strong communication, organizational, and problem-solving skills

  • A proven track record in leasing within the student housing industry.
  • A strong background in social media marketing, with a focus on creating engaging content and managing social media platforms.
  • Proficiency in Canva or similar design tools is essential for creating visually appealing graphics and promotional materials.
  • Experience with Entrata or similar property management software is highly desirable.
