Job Title: Director of Facility Operations & Maintenance
Role Overview
We are seeking a Director of Facility Operations & Maintenance to lead the operational strategy and technical execution for a large-scale, complex facility. You will be responsible for balancing the "big picture" of asset lifecycle management with the day-to-day realities of maintaining high-performance building systems.
This is a senior-level role for a leader who excels at managing both people and processes. You will lead a team of foremen and maintenance operators to ensure that every mechanical, electrical, and plumbing system is performing at peak efficiency while remaining in strict compliance with safety and union-governed standards. Key Responsibilities
Strategic Operations & Technical Oversight
• Workforce Leadership: Provide direct oversight to unionized operations teams. Foster a culture of safety, accountability, and technical excellence while ensuring full compliance with labor agreements.
• Asset Lifecycle Management: Spearhead preventive maintenance programs, facility optimization, and equipment lifecycle planning. Utilize CMMS and BAS to track work orders, labor hours, and maintenance trends.
• Technical Integration: Review technical schematics, drawings, and contract documents to ensure all maintenance activities are performed to the highest standards.
Compliance, Safety & Governance
• Regulatory Rigor: Maintain a flawless record of compliance regarding safety regulations, environmental policies, and site-specific contractual obligations. Lead incident investigations and hazard assessments.
• Emergency Response: Serve as a key leader for emergency preparedness and disaster recovery. Develop and enforce response protocols that ensure site integrity and personnel safety.
• Continuous Improvement: Implement process improvement methodologies to optimize resource utilization, reduce downtime, and improve overall operational performance.
Stakeholder & Financial Management
• Financial Oversight: Manage procurement, inventory, and equipment maintenance scheduling. Optimize labor costs and capital expenditures to maximize facility value.
• Relationship Management: Act as the primary technical liaison between contractors, customer stakeholders, and internal leadership. Lead daily/weekly strategic operational meetings.
Qualifications & Requirements
Minimum Qualifications
• Education: High school diploma/GED required (Associate's or Bachelor's in Facilities Management, Engineering, or Construction Management preferred).
• Experience Baseline: Minimum of eight (8) years in facility/industrial maintenance, with 5+ years in a supervisory role.
• Union Experience: Proven track record of managing unionized personnel in a collaborative environment.
• Technical Mastery: Deep knowledge of HVAC, electrical, plumbing, and mechanical systems. Proficient in CMMS usage and interpreting technical specifications.
Preferred Attributes
• Professional Certifications: FMP, PMP, or LEED credentials are highly valued.
• Experience in mission-critical environments (e.g., healthcare, manufacturing, or large-scale commercial hubs).
• A "consultative" leadership style-the ability to influence internal teams and external stakeholders toward common operational goals.
