Job description

Position Purpose

The Leasing Manager is responsible for managing the leasing process for Wet Slip and Dry Storage customers, ensuring compliance with contractual requirements, and overseeing the sales and marketing for rack sales. This individual will also play a critical role in coordinating.

Duties And Responsibilities
  • Oversee the preparation, negotiation, and execution of contracts for new slip leases and renewals.
  • Ensure all contractual requirements, including insurance, registration, and payment methods, are met and maintained.
  • Maintain accurate records of all contracts and customer details, ensuring compliance with internal processes and industry regulations.
  • Proactively follow up with contract leads to drive new storage sales.
  • Manage the sales pipeline, ensuring the timely conversion of leads to signed contracts.
  • Provide excellent customer service throughout the sales process, ensuring customer satisfaction and retention.
  • Lead the creation and execution of marketing campaigns for sales, collaborating with internal teams to develop promotional materials and strategies.
  • Monitor the performance of marketing initiatives, ensuring alignment with sales objectives and market trends.
  • Manage the renewal process for current customers, ensuring timely renewals and minimizing customer churn.
  • Work closely with customers to address any concerns and ensure continued satisfaction with storage solutions.
  • Assist in the coordination of vessel sales, ensuring that all related transactions are processed accurately and efficiently.
  • Participate in weekly meetings with the sales team on-site to review the status of new and departing customers, providing insights on sales performance and lead management.
  • Collaborate with the sales team to ensure a unified approach to customer service and sales strategy.
  • Plan, coordinate, and execute both internal and external events, ensuring smooth operations and positive outcomes.
  • Work with external vendors to organize company-specific events to ensure that all events align with the company’s branding and objectives.
  • Serve as the primary point of contact for the sales showroom floor, ensuring it operates efficiently and effectively seven days a week, including some holidays.
  • Assist customers in-person, answer queries, and facilitate the leasing and sales process as needed.
Education And Experience
  • Associate’s degree in business, or a related field is preferred.
  • Proven experience in property management, real estate, or related leasing events.
  • Strong organizational and time management skills, with the ability to handle multiple tasks efficiently.
  • Excellent communication and interpersonal abilities to interact with tenants, property owners, and team members effectively.
  • Proficiency in leasing software and Microsoft Office Suite.
  • Knowledge of local and federal rental laws and practices.
  • Attention to detail and ability to maintain accurate records.
  • Problem-solving skills and a proactive approach to addressing tenant and property-related issues.
  • Strong understanding of contract management and the ability to handle complex customer requirements.
  • Must possess good presentation, facilitation, and computer skills.
  • Must be able to complete a background check deemed acceptable by the Company.
  • Strong ability to develop partnerships with all levels of personnel.
  • Must demonstrate ease in leading and training others on new material and/or troubleshooting problematic situations which may arise.
  • Excellent interpersonal and communication skills in both large and small group settings.
  • Ability to work independently to achieve goals and targets.
  • Must be able to collaboratively and seamlessly work in a team environment.
  • Must be flexible and adaptable to a fast-paced environment.
  • Must prove a demonstrated proficiency in Microsoft Office (Outlook, Excel, Word) products.
Working Conditions/Physical Requirements
  • Must be able to independently lift, carry, push, and pull up to fifteen (15) pounds
  • Must be able to swim or be willing to wear a personal flotation device in instances of emergency.
  • Must be able to perform simple grasping, fine manipulation, and repetitive hand & arm movements frequently, and squeezing & overhead reaching occasionally.
  • Must be able to bend, squat, crawl, kneel, push, pull, walk on uneven surfaces on an occasional basis.
  • Must be able to operate general computer equipment including a laptop, keyboard, and mouse with ease.
  • Must be able to utilize a phone, both desk and mobile, with ease.
  • Must be able to sit for extended periods of time at a desk setting.
  • Must be able to use eyes for the purpose of viewing computer monitors and analyze data for extended periods of time.
  • Must be able to use ears for the purpose of hearing and communicating with staff, both on site and remote counterparts, and colleagues on a regular basis.
  • Must be able to walk outside in a variety of weather conditions (rain, wind, heat).
  • Must be able to climb stairs, both indoors and outside in a variety of weather conditions (rain, wind, heat).
