Summary

A well-established commercial general contractor is seeking an experienced Project Manager with a strong mechanical/HVAC background to oversee the mechanical scopes of a large commercial project. This role is ideal for a GC-side Project Manager who is highly proficient in coordinating HVAC systems, equipment installation, piping, and system startup while managing full project responsibilities such as budget, schedule, documentation, and owner communication.

The ideal candidate brings a deep understanding of mechanical systems within commercial buildings and is comfortable bridging coordination between the GC, design teams, mechanical subcontractors, and commissioning agents.


Key ResponsibilitiesMechanical Scope Leadership (Within a GC Environment)
  • Act as the GC-side mechanical lead, overseeing HVAC and mechanical scopes from installation through startup and turnover.

  • Coordinate closely with mechanical subcontractors, commissioning agents, and design teams to ensure mechanical systems are installed correctly and on schedule.

  • Perform mechanical QA/QC spot checks on ductwork, piping, equipment pads, mechanical rooms, and rooftop units.

  • Track system readiness, support equipment startup planning, and drive punch list resolution.

  • Identify sequencing or coordination challenges and work proactively with field teams to resolve them.

General Contractor Project Management
  • Manage schedule, budget, subcontractor performance, and overall project execution.

  • Lead subcontractor coordination meetings, including mechanical-specific huddles.

  • Review RFIs, submittals, design documents, and technical details across all scopes.

  • Oversee change orders, billing, forecasting, and financial reporting.

  • Conduct jobsite walks, monitor safety, and ensure alignment across field and office teams.

  • Maintain fully organized logs, communication records, and documentation throughout the project.

  • Support closeout activities including O&M packages, warranty tracking, and turnover documentation.


Qualifications
  • Bachelor’s degree in Construction Management, Mechanical Engineering, or related field; equivalent experience accepted.

  • 10+ years of GC-side project management experience with strong mechanical/HVAC coordination exposure.

  • Deep understanding of HVAC systems, mechanical equipment, building controls, and system sequencing.

  • Experience managing mechanical scopes or mechanical-heavy phases within commercial projects.

  • Ability to coordinate with designers, subcontractors, commissioning agents, and owners.

  • Proficiency with Microsoft Office; knowledge of PM software preferred.

  • Excellent communication, leadership, and relationship-building skills.
