It's an amazing time to join Netflix as we continue shaping the future of global entertainment. To support our regional expansion, we are looking for a Program Manager to help drive the growth of our workplace and real estate portfolio across the UCAN and LATAM regions. This position will be based in either New York, New York or Los Angeles, California and will report to the Senior Manager, Regional Programs, Program Delivery (UCAN/LATAM).
As part of the Enterprise Operations Team, you will support the design, construction, and delivery of workplace projects across a dynamic and growing UCAN and LATAM real estate portfolio. You will go beyond simply completing projects on time and within budget - you recognize that the spaces we build directly impact how Netflix employees do their best work, and you bring that perspective to every project.
Responsibilities:
  • Partner with the Regional Program lead to deliver workplace and office projects across UCAN and LATAM markets including, supporting due diligence, budget development, design & planning, construction, and commissioning
  • Interface with local and global workplace teams, stakeholders, vendors, and cross-functional partners across Netflix in the execution of projects
  • Participate in weekly OAC (Owner-Architect-Contractor) meetings and cross-functional working group syncs, tracking action items and driving resolution
  • Assist with the development and maintenance of project schedules, incorporating key milestones for design decisions, procurement, fabrication lead times, and field installation
  • Support project tollgate reviews and GoMemo processes, ensuring projects progress through approval stages with appropriate documentation and risk identification
  • Coordinate with Real Estate Legal on lease reviews, work letter language, and transaction-related questions
  • Maintain project action trackers and cost dashboards; assist with monthly CAPEX reporting and forecasting
  • Provide clear and frequent project status updates to leaders and internal stakeholders, defining project status, schedule, and risks
  • Facilitate design review sessions, value engineering exercises, and basis-of-design workshops with architecture and engineering partners
  • Work effectively with regional developers, landlords, general contractors, and government agencies
  • Support the development of site roadmaps and scenario planning for key UCAN and LATAM markets
  • Assist with market benchmarking and data gathering to inform project delivery strategies

Requirements:
  • 5-8+ years of experience in design/construction project delivery in a fast-paced environment, preferably within a corporate real estate, tech, or media company
  • Demonstrated experience managing multiple concurrent projects across different geographies
  • Degree in architecture or construction management strongly preferred
  • Ability to read and understand construction drawings, contracts, and lease work letters
  • Strong organizational skills and ability to prioritize in an ambiguous, fast-moving environment
  • Excellent communication skills - comfortable presenting project status to senior stakeholders and facilitating cross-functional meetings
  • Self-starter with a high degree of ownership and follow-through
  • Familiarity with cost management, CAPEX tracking, and forecasting
  • Google Workspace proficiency

Generally, our compensation structure consists solely of an annual salary; we do not have bonuses. You choose each year how much of your compensation you want in salary versus stock options. To determine your personal top of market compensation, we rely on market indicators and consider your specific job family, background, skills, and experience to determine your compensation in the market range. The range for this role is $155,000.00 - $240,000.00.
