About the Position

The primary purpose of this job position is to work closely with the Maintenance Director in planning, organizing, developing and overseeing the overall operation of the Maintenance Department of the Methodist Home of DC in accordance with current federal, state and local standards, guidelines and regulations governing the facility, and as may be directed by the Administrator, to assure that our Home is maintained in a safe and comfortable manner.

 

Key Duties

  • Plan, develop, organize, implement, evaluate, and assist in directing the Maintenance Department, its programs and activities.
  • Assist in Developing and maintaining written maintenance policies and procedures.
  • Assist in the interpretation and compliance with the maintenance department policies and procedures.
  • Review the department’s policies, procedures, job descriptions, etc. at least annually for revisions and make recommendations to the Director of Maintenance.
  • Assume the administrative authority under the leadership of the Director of Maintenance, in the responsibility and accountability of ensuring that the Maintenance Department is operating under the Methodist Home of DC’s and Federal Regulations.
  • Coordinate maintenance services and activities with other departments. (I.e., Dietary, Nursing, etc.).
  • Make written/oral reports/ recommendations to the Director of Maintenance as is required/requested concerning the operation of the Maintenance Department.
  • Assist in developing, implementing, and maintaining a preventative maintenance program.
  • Submit accident/incident reports to the Administrator as soon as practical after every accident/incident, regardless of how minor.
  • Inspect storage rooms, workrooms, utility/janitorial closets, etc., for upkeep and supply control.
  • Participate in facility surveys made by authorized government agencies and authorized and directed by the Administrator.
  • Review and develop a plan of correction for maintenance deficiencies noted during survey inspections and provide a written copy to the Administrator.
  • Perform administrative duties such as completing necessary forms, reports, evaluations, studies, etc., to assure control of equipment and supplies.
  • Ensure that Maintenance related outside services are properly completed/supervised in accordance with contracts/work orders.
  • Maintain complete records of maintenance projects, and completion/outcomes of all work performed.
  • Maintain familiarity with updates to operating guidelines of existing major equipment and maintain awareness of new equipment/procedures which could result in cost savings to the Home.
  • Serve on various committees of the facility (i.e., Quality Assurance, Safety, etc., and provide written/oral reports of maintenance services and activities as required by the committee’s guidelines or direction.
  • Assist in the Supervision of safety and fire protection and prevention programs.  Assist in Coordinating and running required drills and document accordingly.  
  • Recommend to the Director of Maintenance the equipment and supply needs of the department.
  • Make periodic rounds to check equipment and to ensure that necessary equipment is available and working properly.
  • Ensure that routine maintenance and repair on the facility and equipment as is indicated on work order sheets are completed promptly by maintenance personnel.  Ensure that work order sheets include work done, parts used, and specific time spent completing work order, to include plumbing, plastering, painting, carpentry, etc., as directed in accordance with established procedures.  

 

Job Requirements

  1. Must be able to read, write, speak and understand the English language.
  2. Must be knowledgeable of maintenance practices and procedures, familiar and maintain familiarity with state and local regulations governing the operation of our Health Care Center and Assisted Living areas.  
  3. Must possess the ability to make independent decisions if consultation with supervisor is not possible.
  4. Must possess leadership ability and willingness to work harmoniously with and supervise other personnel.
  5. Must possess the ability to deal tactfully with personnel, residents, family members, visitors, government agencies/personnel and the public.
  6. Must have the ability to plan, organize, develop, implement, and interpret the programs, goals, objectives, policies, procedures, etc. of the Maintenance Department.
  7. Must maintain the care and use of supplies, equipment, etc. and maintain the appearance of maintenance areas: must perform regular inspections of resident rooms/units for order, safety, and proper performance of equipment.
  8. Must possess the ability to seek out new methods and principles and be willing to incorporate them into existing maintenance practices. 
  9. Must be able to follow written and oral instructions.
  10. Must possess the ability to plan and carry out programs in repair, new construction, and equipment installation.
  11. Must not pose a direct threat to the health or safety of other individuals in the workplace and meet the general health requirements.
