Controls Estimator/PM

Controls Estimator/Project Manager
Position Overview
We are seeking an experienced Controls Estimator/Project Manager to support and grow our building controls and automation business. This hybrid role will estimate and bid controls, BMS and BAS projects and then manage awarded projects through execution, commissioning and closeout. The ideal candidate combines strong estimating and proposal development skills with practical construction and project-management experience and familiarity with Honeywell, Distech and Johnson controls platforms.
Key Responsibilities

  • Prepare accurate, competitive estimates and detailed cost breakdowns for controls, BMS and BAS projects, including labor, materials, equipment and subcontractor scopes.
  • Review project drawings, specifications and site conditions to develop complete scopes of work and identify potential risks and exclusions.
  • Request and evaluate vendor and subcontractor quotes; maintain vendor relationships and pricing databases (Honeywell, Distech, Johnson, etc.).
  • Develop bid packages, proposals and clarifications for clients; present and defend estimates to internal stakeholders and clients as required.
  • Manage awarded projects as Project Manager: develop schedules, coordinate procurement, oversee installation and integration, and ensure on-time delivery within budget.
  • Coordinate with design teams, engineers, contractors and owners to resolve technical issues, scope changes and contract modifications.
  • Conduct site visits, job walks and pre-bid meetings; provide technical input to construction and commissioning teams.

Qualifications

  • Associate or Bachelors degree in Mechanical/Electrical Engineering, Construction Management, or a related field preferred, or equivalent industry experience.
  • Minimum 5 years of experience estimating and/or managing controls, BMS or BAS projects in the construction industry.
  • Hands-on familiarity with major controls platforms and manufacturers, ideally Honeywell, Distech and Johnson Controls.
  • Proven knowledge of construction practices, labor productivity, material takeoffs and installation methods for controls and low-voltage systems.
  • Ability to read and interpret electrical, mechanical and control system drawings, specifications and vendor documentation.
  • Experience leading commissioning and system testing activities for building automation systems.
  • Certification such as PMP, NICET or manufacturer-specific training/certifications (Honeywell, Distech, Johnson) is a plus.
