Job description

Under general supervision of the Project Director and Project Manager, the Site Superintendent supervises the field construction of the Project, including its organization, planning, and scheduling, in order to complete the work on time, within the budget, and to the quality specified. The Site Superintendent provides full-time support to the project management team and requires frequent, high-level interaction with our Clients.
Duties and Responsibilities:
• Review Design Documentation and assist with design/constructability reviews/recommendations.
• Examine/inspect field conditions and identify problems, inaccuracies, and cost saving measures that arise or that may be encountered. Take corrective actions as needed.
• Develop and maintain open communications with General Contractor(s) and Client.
• Developing the project site logistics plan in conjunction with the General Contractor(s).
• Review / optimize the phasing plan for construction in conjunction with Client’s constraints.
• Coordinate with Client and obtain requisite approvals prior to commencing work in sensitive areas.
• Assist in developing the project master schedule.
• Develop and maintain a plan and schedule of work based on the project master plan.
• Plan, schedule, and coordinate the work with Contractors to insure ensure conformance to construction schedules.
• Coordinate with Contractors to ensure that the manpower, equipment, materials, and design necessary to support the schedule will be available.
• Monitor Contractors’ performance and productivity.
• Monitor Contractors’ safety control plan.
• Monitor and audit the performance of field personnel in assuring that work is completed according to specifications, plans, construction schedules, applicable safety regulations, and quality requirements.
• Work with Project Manager to ensure project stays on schedule and all submittals / shop drawings have been reviewed and submitted.
• Coordinate with the Project Manager and Project Engineers to resolve technical problems encountered during the construction phase.
• Assist the Project Manager with RFIs.
• Assist the Project Manager with Pay Apps, PCO/COs, and project billing/invoicing review.
• Participate in weekly meetings to review and discuss work progress/issues (OAC, and other coordination meetings etc.).
• Insure conformance to Client’s and the local jurisdiction’s work rules and regulations.
• Work with local inspectors to ensure work is performed according to permit requirements.
• Manages the day-to-day project activities on-site.
• Assists in the preparation of daily, weekly, and monthly reports that discuss, in detail, the status of the project.
• Collaborate with project team members as may be assigned to the project and effectively communicate project status both orally and in writing.
• Other duties as may be assigned.
Requirements:
• Bachelor’s degree in Construction Management, Engineering, Architecture, or related field (advanced degree or PMP/CCM certification a plus).
• 5 – 10 years previous construction experience with residential, hospitality, hotel, or high-rise projects is preferable.
• Must have excellent communication skills, both oral and written; able to receive, understand, and send communications with both colleagues and clients.
• Must have excellent writing and typing skills, be computer literate and capable of using multiple applications including but not limited to MS Office365 (Word, Excel, Outlook), Adobe Acrobat; Microsoft Project; Cloud-based Filesharing (Eg. Box, Egynyte, Sharepoint); Construction Management apps (Procore, Egnyte, BuilderTrend, etc); and general Internet.
