The Senior Project Manager provides overall management direction for two or more commercial construction projects, estimates specified work packages, and develops new business opportunities relative to particular clients or regions.

• Plan, organize, and staff key field positions through department heads or trade managers.
• Establish project objectives, policies, procedures, and performance standards within corporate policy and client direction.
• Act as liaison with prime client and architect/engineer contacts to facilitate construction activities.
• Assist in estimating specific work packages as they arise.
• Monitor and control construction through on‑site supervision to keep projects on schedule and within budget.
• Investigate potentially serious situations and implement corrective measures.
• Represent the company in project meetings and strategy sessions.
• Review project tracking reports to monitor productivity and labor utilization.
• Create and maintain internal project schedules.
• Prepare complete, accurate, and timely submittal logs based on project drawings and specifications.
• Ensure approved submittals from architect/engineer are received and communicate potential schedule impact to the superintendent.
• Prepare all necessary backup relating to change requests.
• Ensure timely completion of all required project close‑out documents per contract.
• Distribute contract documents to subcontractors, including drawings, specifications, and general conditions.
• Include any accepted alternatives or addenda with documents.
• Distribute final requirement documentation to subcontractors.
• Schedule all required construction meetings with personnel, subcontractors, architects, and owners.
• Attend owner/architect pre‑bid, project and close‑out meetings.
• Solicit subcontractors and suppliers for proposals prior to submission deadline.
• Prepare correspondence with owner, architect, engineers, subcontractors, suppliers (e.g., schedule of values, project schedule, memos, RFI, transmittals, submittals).
• Submit building permit applications, follow up on review progress, and receive approval. Submit check requests to finance for associated fees.
• Proactively manage the project during construction to meet quality, schedule, budget, and safety goals.
• Maintain relationships with customers and conduct project meetings.
• Ensure prompt payment from the customer and timely disbursement to subcontractors and suppliers per agreement.
• Document quality and progress of each subcontractor and supplier. Update them on changes to plans, specifications, and schedule.
• Inform management of productivity, costs, quality control, documentation, and application processing. Notify management of any issues affecting quality, budget, progress, or safety.
• Monitor staffing needs, evaluate performance, and address employee relation issues as warranted for staff.

• Bachelor’s degree in mechanical engineering and a minimum of 8 years project management experience and/or an equivalent combination of vocational training and experience.
• Ability to apply innovative and effective management techniques to maximize employee performance.
• Superior communication and interpersonal skills.
• Ability to work independently with little supervision.
• Proficiency in Microsoft Office Suite, including Word, Excel, and Project (or other scheduling tools).
• Decision‑making and recommendation skills that can greatly impact corporate relationships with clients.
• Multi‑tasking ability, meticulous attention to detail, and strong problem‑solving skills.
• Adherence to all company policy and procedures.
• Availability to report to multiple job sites as assigned.

• May work in varying temperatures; both inside and outside, including inclement weather, heat, humidity, cold, and dampness.
• May work in areas with exposure to moderate/high noise levels.
• May be exposed to fumes or airborne particles including dust.
• May be required to work in confined spaces or from high heights.

• Work aloft, climb, bend, pull, reach overhead, stand/walk for long periods, and lift up to 50 lbs.
• Frequently use hands to finger, handle, or feel objects, tools, or controls; and reach with hands and arms.
• Must correctly identify all colors of a color‑coded cable/wire and have clear vision, depth perception, peripheral vision, and focus adjustment.
