REPORTING & INTERACTION
  • Primary Reporting: Reports directly to Project Operations Manager and Field Operations Managers.

  • Field Leadership: Works in a peer-team relationship with Superintendents and Foremen.
  • Administrative Support: Collaborates with the VP of Admin/CFO for month-end billings.
  • External Partners: Manages relationships with Owner's Reps, Architects, and Subcontractors.
  • Direct Reports: Oversees Assistant Project Managers.

AUTHORITY & DECISION RIGHTS
  • Budgetary Control: Shares authority with the Project Superintendent to manage job budgets and make decisions to maximize project profitability.
  • Resource Management: Shares responsibility with the Project Superintendent to coordinate with Operations Managers to schedule labor, equipment, and materials.
  • Project Oversight: Authority to organize jobs and solve problems to ensure safety and productivity.
  • Quality Enforcement: Authority to enforce all KSC Safety and Quality Control policies on the jobsite.

CORE RESPONSIBILITIES & DUTIES
  • Financial Stewardship & Profitability
    • Maintain project budgets to meet or exceed original estimates.
    • Perform rigorous Monthly Job Costing and track all project expenses.
    • Oversee month-end billings, ensuring installed quantities are verified with Field Leadership.
    • Monitor subcontractor billings to ensure they arrive on time and are accounted for to eliminate surprise billings.
  • Schedule & Operational Excellence
    • Direct initial schedule setup and maintain real-time updates to ensure deadlines are met.
    • Facilitate project turnovers, pre-construction meetings, and foreman's meetings.
    • Work with project superintendent to Identify and implement corrective strategies for any schedule or production deviations.
  • Stakeholder & Public Relations
    • Serve as the face of KSC to the Owner, ensuring a "positive experience" that secures future work.
    • Maintain professional relations with all subcontractors, suppliers, and the general public.
    • Ensure all work strictly adheres to the plans, specifications, and the Owner's vision.
  • Innovation & Continuous Improvement
    • Apply "Value Engineering" and participate in "KSC Ideas for Improvement."
    • Maintain a deep working knowledge of industry trends.
    • Follow established KSC processes and procedures. Work with project operations manager and project management team for recommended improvements to systems and processes.

STANDARDS OF PERFORMANCE
  • Financial Accuracy: Project costs are maintained within +/- 2% of Budget as a minimum.
  • Quality: Performance is recognizable as "exceptional" by the Owner; zero rework required.
  • Efficiency: Scheduling results indicate a well-organized project that meets or exceeds the original timeline.
  • Safety: Zero-tolerance safety standards are maintained in coordination with the Safety Manager.

Education
  • Bachelor's Degree in Civil Engineering, Construction Management, Business Administration, or related field preferred, or equivalent combinations of technical training and related experience.

Knowledge, skills, and abilities
  • Proficiency with all MS Office products (Word, Excel, PowerPoint, etc.), Scheduling and AGTEK Take-off software.
  • Working knowledge of construction equipment and techniques, drawing and specifications, building materials and required standards applicable to discipline.
  • Ability to perform trigonometric calculation either manually or with a calculator.
  • Ability to assume responsibility, interface and communicate effectively with others.

Physical Demands
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk and hear. The employee frequently is required to stand, walk, sit and use hands to operate a computer keyboard. The employee is occasionally required to reach with hands and arms. The employee must occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, and ability to adjust focus. At times will be working around large construction equipment, must be safety conscience.
